The primary reason that a capital project is recommended for this building is the electrical system, (Or Sooner) which is outdated, non‐compliant, and completely overloaded. It is the belief of the inspection team that this building constitutes the greatest fire hazard to the park and should be addressed as soon as possible. B12 Pedestrian Bridge Structural Monitoring & The existing bridge sags roughly 6" at the centerline under its own weight. This deflection appears to be a function of MEDIUM 1‐5 Years $14,000 2 Wooden Railing Replacement the main stringer construction. The existing railing is weathered and unstable. Recommend project to design & install new handrails. Recommend annual monitoring by Park staff to assess bridge safety, sag, and floodway capacity. B106 Crisman Store/Fire Alarm Planning Because the Chrisman store houses the park's fire alarm system and because the building shows sign of structural over‐ MEDIUM 1‐5 Years $20,000 3 loading and weathering, it is recommended that the park undertake a planning effort to determine the best way to protect the building and the fire alarm system housed therein. Alternatively, a replacement fire alarm control system could be considered in a different location. This estimate is for planning only, not construction. B22 New Code Compliant Dual‐Wall Fuel Tank The fuel station at the shop building represents a potential safety & environmental hazard. No secondary containment MEDIUM 2‐5 Years $19,000 4 Station exists. Recommend a new fuel station with UL‐certified tanks meeting NFPA 30 for above ground use. B17 Complete Recreational Sign Replacement Existing Signs are Weathered, Faded & Costly to Maintain. Recommend Replacement with New All‐Weather Aluminum MEDIUM 2‐10 Years $12,000 5 Signs in Order to Improve Park Image. Signs that Target Vehicular Traffic Should be Retroreflective. B33 Fire Alarm System Replacement Please reference the 2012 Townsite Fire Alarm Assessment Report by CTA Architects/Engineers for a detailed HIGH 1‐5 Years $1,500,000 Priority (Approached evaluation of the existing system and the park's needs moving forward. Staff comments that the existing pump burns out HIGH 1‐2 Years $17,000 1 Maintenance Camp every 2 years (on average). Suspect that the existing tank volume is too small and results in numerous start/stop cycles for the pumph eac day. Recommend larger vault for less frequent pump cycles. BS3 Pave Entrance Roadway Through 180 Degree The existing 180 degree turn is graveled. Campers and trucks with boat trailers accelerate up the sharp turn and create MEDIUM 1‐5 Years $39,000 2 Turn washboarding. Recommend paving the road from the gate down to the parking lot. This will eliminate washboarding and reduce road maintenance. BS5 New Roof for Comfort Station The existing roof consists of asphalt T‐lock shingles. Repairs to the existing roof should be made ASAP to protect the MEDIUM 5‐10 Years $8,000 3 structure until roof replacement. T‐locks were discontinued in the mid‐2000's. The existing shingles are generally in good condition, but are likely original (20+ years). Plan for future replacement. BS6 New Pumps, Screens & Floats for Main Sewer The existing pump vault consists of 72" diameter concrete rings. Dual sewage pumps are operated by float controls to MEDIUM 5‐10 Years $20,000 4 Lift Station pressure dose two separate drainfields. Based upon staff input, these pumps were installed in 1994, and may be nearing their serviceable lives. Recommend planning for replacement. BS13 Boat Ramp Repairs & Extension Recommend sealing existing cracks to minimize future freeze/thaw damage. Boat power loading has scoured out the MEDIUM At Next Lake $38,000 5 ramp end. Recommend 20‐foot ramp extension. Note: pricing prepared assuming that work can be performed in dry Drawdown when utility lowers lake for dam inspection. BS13 Boat Ramp Replacement (Alternate) MEDIUM ‐‐ $76,000 If the existing ramp were to be replaced entirely & extended. This system has likely exceeded its design life. Plan for full system replacement in order to mitigate hazards. CPC57 Shop Building Refurbishment The shop needs new fascia, soffit, siding, new windows, garage doors, roofing and lighting in order to maintain the MEDIUM 1‐5 Years $52,000 2 serviceability of the structure and reduce ongoing maintenance needs. CPC92 Complete ADA Route to Historic House The present ramp is not ADA compliant, does not connect to the rest of the ADA accessible route near the house, and MEDIUM 2‐5 Years $14,000 3 is unattractive. The ADA accessible concrete route to the house should be extended and the present ramp replaced with one that is both compliant and more period‐looking. CPC67 Replace Staff Housing Entry The entry is unattractive and not well‐built. It should be replaced with an entry that is more weather‐tight, compatible MEDIUM 2‐5 Years $11,000 4 with the house and provides safer access to the home. Additionally, ventilation problems in the shower areas are creating on‐ going maintenance issues and degrading the interior finishes. Ventilation should be upgraded and interior finishes replaced. ADA non‐compliance issues should be dealt with at the same time, from the outside access route to the accessibility of the shower areas. C68 Park Office Repairs to Maintain Exterior Finish Severe water damage to siding is occurring at west side of office at the junction with shop building. The Electrical MEDIUM 2‐5 Years $5,000 2 Integrity service entrance LB is located above office eave line, thus the overhang was omitted from the office in this location allowing water to drip down the siding and snow to get trapped between the roof wall and electrical conduit. Recommend seeing if LB and service entrance location can be lowered to allow overhang & gutter to extend to shop wall. Extend overhang, roofing & gutter and repaint or replace siding as necessary. C34 Northshore Parking Crack Seal and Pavement Overall, the existing asphalt is in good condition. Recommend crack seal & re‐stripe in order to maintain long term MEDIUM 2‐5 Years $34,000 3 Re‐Stripe pavement viability. C9 Garbage Canister Pads & Fencing Four (4) of the large garbage canister sites across the park currently consist of gravel pads. These areas are unsightly MINOR 2‐10 Years $36,000 4 and represent a maintenance Issue. Recommend that new concrete or asphalt pads and fences be constructed to provide a smooth loading platform &
