Beautifully positioned on the edge of the delightful village of Frettenham is The Grange, a large and extremely well presented barn conversion, which boasts around one and a half acres of gardens and grounds. “I’d say that it was probably the location of the property that proved to be one of the biggest attractions when we initially came across it twenty-seven years ago,” says one of the owners. “It’s one of those places that offers the best of everything. Our immediate surroundings are very peaceful and picturesque, but we’re just a stone’s throw from the centre of the village and a mere seven miles from city centre. The Broads are also easily accessible from here and we can be on the coast at in around half an hour. It’s a very convenient place to live, but it’s also enabled us all to enjoy a really fabulous quality of life.”

“The house is set well back from the road and we’re fortunate enough to have not only extensive gardens to both the front and back of the house, but also a large paddock,” continues the owner. “We didn’t come here with a view to keeping horses, but we had a pony-mad daughter and so we had the stables built and then purchased a section of neighbouring land. She would be out riding during any spare minute she had and we used to take our son down to the Norfolk Broads to go sailing in his boat which we kept in the barn, so they both enjoyed a very outdoorsy life. The garden itself has also been ideal for family time and entertaining, and it’s a lovely quiet spot to just sit and relax.”

“The dining room is perfect for entertaining and the sitting room has a very cosy atmosphere, despite its generous proportions, but the kitchen is probably my favourite part of the house. It’s very much a country kitchen and it has a big Aga, which keeps the whole room really warm.”

The house was converted from an old agricultural building back in 1987, and I must say that the work was done beautifully. It’s quite heavily beamed throughout so it has bags of character, and rather than a succession of adjoining rooms, which seems to be the norm in a lot of barn conversions, it has a traditional layout – separate kitchen, separate dining room etc – and all of the rooms are really nicely proportioned so there’s a lovely feeling of space. It’s a house that has perfectly suited our needs as a family so we haven’t had to make any major alterations, however we have slightly enlarged and updated the kitchen during our time here and we’ve also had the bathrooms refurbished.”

The international airport can be found north of the city, while the main line railway station offers direct links to London Liverpool Street taking approximately 1 hour and 50 minutes.
