Should the Eco-Communities proposal not progress, the worked areas of the site would continue to develop in their current trends until the site is restored as required by the extant minerals planning permissions. The minerals planning permissions are currently valid until 2042, with restoration to be completed by 2047. It cannot require significant public access, the creation of park land or significant improvements to soil quality to make this good quality agricultural land.

The early restoration and management of the site is enabled by the proposed development, and provides opportunities for ecological enhancement to be realised more quickly in the interests of native local biodiversity. Furthermore, delaying the restoration of the site would reduce the ability to gain maximum benefit from the site for native biodiversity interests through the implementation of an effective restoration strategy at an early opportunity.

The Carbis Moor County Wildlife Site (CWS) covers one section of the West Carclaze site. It is the south-western corner of this CWS that has already been bisected by the Eden Road (built in the late 1990s) which is most likely to be impacted by development. In detail this is likely to result in approximately 5ha from the total area of 18.7ha being lost as a result of the proposed development.

The exact amount of this area that would be lost for is still subject detailed design of the development.
