MARSH GIBBON CONSERVATION AREA Designated 16th July 1980

Marsh Gibbon is situated to the north of the A41 to Road some 4 miles to the east of Bicester. The village originally consisted of a string of fairly loose knit farm holdings but new development, particularly since the turn of the century, has resulted in the gradual infilling of this loose framework. The farms around which the village grew are still functioning but the new housing consists largely of the homes of those working outside the village. Much of the old village remains intact, however, particularly at the western end.

The attraction of the village lies in its meandering street pattern, the rubble limestone, clay tile and thatched buildings, the long sweeps of linking stone boundary walls and wide grass verges. Of particular interest are the farm buildings which form an integral part of the street scene.

Travelling eastwards from Townsend the road divides into two. Whales Lane branches southwards, bounded on the northern side by one or two more significant open paddocks in the village surrounded by a mature hedgerow. Church Street runs northwards from the junction and then takes a sharp turn eastwards, towards the centre of the village, and forms the northern perimeter of the paddock. The junction of Bicester Road and Church Street when viewed from both roads is particularly attractive, and the buildings clustered around the junction form important focal points from all three directions.

On the northern side of Church Street is Acland Terrace, four pairs of Ewelme cottages set back

from the frontage, all having steep gables, tiled roofs, and stone mullions and quoins.

The centre of the village is marked by the junction of Church Street and Castle Street with Clements Lane branching off southwards. This length of Church Street provides some of the best townscape views in the village. The Church and Manor House are set amongst trees, and the buildings grouped around the two junctions are amongst the most important in the village from both the architectural and historic standpoint. They are all generally linked with stone walls and terminate views from all directions. The College is an interesting group of informally laid out cottages interspersed with footpaths lying to the north of the Church.

The eastern end of the village is characterised 74.5m by widely dispersed Ewelme Trust cottages LITTLE MARSH ROAD 75.4m and groups of farm buildings. Of particular importance is the 10 acre (4 hectares) paddock lying between Swan Lane and the Little Marsh The Homestead

Trust cottages in Scotts Close. Extensive views Little Marsh southwards to the Brill Hills are afforded Pond through the undeveloped frontage south of

Castle Street. The character is predominantly Pond rural with wide verges and flanking hedgerows and contrasts strongly with the sense of enclosure generated at the western end of the village.
