DESCRIPTION / BACKGROUND The land amounts to approximately 57.41 acres and comprises a single parcel of productive Grade II arable land situated near Bridge Hewick, Ripon with views over to Ripon Cathedral.

The land is situated with excellent road frontage and good road access through double gates off the B6265 Boroughbridge Road linking Ripon and Boroughbridge.

The land is gently undulating and comprises a parcel of high yielding arable land, classified as Grade II and suitable for cereals and root crops.

It is understood that the land regularly produces Winter Wheat in excess of 4t/ acre, Winter Barley in excess of 3.5t/acre and Oil Seed Rape in excess of 2t/acre. Historically the land has produced potatoes and sugar beet but not for a number of years due to the current vendors farming practices.

The land has a large double gate access immediately off the B6265 which leads onto a private tarmac roadway which loops round to a large concrete hard standing area which was a former tank crossing over the River Ure. The River Ure borders the North-West boundary.

The land also includes a pond area of approximately 0.75 acres which comprises an attractive amenity/wildlife pond which is home to a variety of wildlife and birds and is suitable for environmental or duck flighting purposes or alternatively could be developed into a private fishing pond.

The 2015/2016 cropping, the land comprised approximately 46.46 acres of Winter Wheat and due to the substantial rainfall and exceptionally wet season during the winter, some areas had to be re-drilled and there is also now around 9.5 acres of Spring Wheat which appears to be a very productive crop.

The land is a single field which is suitable for modern farm machinery and farming methods and with the benefit of excellent road access and positioned close to the A1 and Ripon should appeal to agricultural and investment purchasers.

The land is registered for the Basic Payment Scheme and entitlements will be transferred with the land. There is also the benefit of an abstraction licence for irrigation purposes.

LOCATION The land is situated to the west of the rural hamlet of Bridge Hewick only 1 mile from the centre of the cathedral city of Ripon. Bridge Hewick is a cluster of homes and also includes the Black a Moor Inn. The traditional village of Sharow includes a primary school, church, and public house.

Ripon city centre is only a short distance away and offers a wide choice of services, recreational facilities and amenities centred around the picturesque market place.
