The former Abbey, Gardens & Grounds

Between the village and the South Downs, St Joseph’s Abbey nestles in 5 acre maintained parkland grounds - all creating a wonderfully peaceful environment with specimen trees, a serene lily pond and broad lawns. Originally a rectory; later a private house and finally a convent, the older buildings date back to 1871-2 when the house was a rectory for the Rev George Faithfull. In Gothic style, materials were re- used from the 1621 Rectory which was demolished at this time. Alterations were made by a tenant (a Mr Bethel) in 1911 and a further tenant (Colonel Ravenscroft) made further additions including a Billiard room & Ballroom of 1930. Guest suites were added by John Leonard Denman and in the 1950s the house became a Dominican Convent and boarding school. The six Grade II Listed Abbey properties blend together differing architectural styles, all inspirationally converted in 2002-4 by the award-winning Surrey company Michael Wilson Restorations of Cranleigh.

St Joseph’s Abbey & Mews won prestigious garden awards from ‘What House’ and Evening Standard for the beautiful 5 acre parkland grounds that wrap around the buildings to the east and south. Set out in traditional English country house style, broad sweeping lawns and majestic trees frame the beautiful buildings, with a tranquil lily pond, wisteria clad Sussex flint walls and views to the Downs. There are less formal grassy margins, a pond and fountain. Lawns beyond the path and ha-ha probably hosted croquet matches in the 1930’s. The Abbey has its own wrought iron electric gates from Greyfriars Lane, the subtly floodlit main concourse creating a magnificent entrance. This is one of the County's finest historic conversions, a pleasant stroll along Church Street to the village.

Communal areas are maintained within the service agreement, paid by each of the St Joseph’s shared freeholders (The Freehold is owned by the company in which the Residents are Shareholders). Matching garages are in a lit complex through an arch off the main concourse; where there is external power, car washing facilities and a utility/cloakroom.

Annual charges cover building repairs, periodic external decoration (last done in 2014). Also included is buildings & Public Liability insurance.

Sullington House

Sullington House is a particularly fine home, unique in St Joseph’s Abbey in having its own large freehold garden defined by walls, hedges and established planting. This is in addition to enjoying full use of the grounds and the residents’ private tennis court, From the front concourse, arched double doors open into the hall of Sullington House, where at once a sense of grandeur is created by curving oak steps and a sweeping staircase. Walking through into the central drawing room, you’ll notice the baronial fireplace, high ceilings with ornate plasterwork and the wonderful tall mullioned stone windows with their heraldic stained glass panels and fine views of the grounds. Almost the same size is the east and south facing kitchen and family dining/sitting room, with its imposing stone mullioned south bay window looking out over your own gardens to the parkland beyond. With more than 3,600 sq ft of accommodation over two main floors, this is a large and gracious home and yet the scale suits a couple as well as a family with children. The top floor includes two bedrooms, one opening onto the superb railed roof terrace with its panoramic views of the grounds and to the South Downs.
