About the area Wells is the smallest city in (population about 11,000) lying in beautiful countryside between the Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community. The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield. Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Bristol International Airport is 35 minutes drive away.

Dinder is a small village 2 miles east of Wells totally away from main roads and is a cul de sac with no through traffic. It has a Grade ll* church of Norman origins, a very active and friendly community with several societies and a cricket club. One of the big advantages of Dinder is the excellent access to walks through the beautiful surrounding countryside and woodland

Church View Cottage is a two-storey stone building being Grade ll listed and dating back to the 16th century. The present owner added an extension on the eastern side around 2001using many reclaimed materials.

Internally the cottage has retained many period details including flagstones, fireplaces, beams, oak and elm timberwork and these are complemented by central heating from the oil fired cooker range in the kitchen.

The front door opens into the hall which has flagstones, a shelved alcove and leads through into a garden room with a door to the garden and another into a cloakroom with a basin and wc. A door leads from the hall into the sitting room which has ceiling beams, flagstones, window seat, original store cupboards, wall lights and inglenook fireplace with a flagstone hearth, a bread oven and a hood above an open fire grate. Also a door opens to a timber spiral staircase.

A door leads into a study which has a tiled floor, French doors to the garden and a further staircase to the first floor.

Also leading off from the sitting room is the kitchen/dining room having a double aspect, a tiled floor and an oil fired Rayburn cooker range set in a fireplace opening. The Rayburn has a boiler and provides the hot water and central heating. In addition there are fitted timber units with work surfaces, a twin bowl ceramic sink, tiled splash backs, shelving, an under stairs cupboard and a door into the rear hall/utility room with a tiled floor, work surface with a sink, space and plumbing for a washing machine and a back door.

The staircase from the study leads to a small landing and to the left is a dual aspect bedroom with a fitted wardrobe and an en suite shower room with a hand basin, wc, tiled shower cubicle and airing cupboard. Also off the landing is a second bedroom with ceiling beams, an original cast iron fireplace and a door through to another landing which is approached from the sitting room staircase and has a large linen cupboard.

Off this landing is the third bedroom and the bathroom with tongue and groove panelling to dado height, a hand basin, wc and bath.

Outside In front of the cottage is a neat small walled garden with a side parking space. In the front wall a gate between two pillars opens to a flagstone path to the front door, which is protected by a porch with a tiled roof. At the rear of the house is a large well sheltered, mature garden with lots of privacy.

The French doors from the study lead out to a paved terrace with a seating area beneath a timber pergola covered with honeysuckle and roses. Next to it is a side door which leads to the parking area and to a wood store. Beyond the terrace is a lawned garden bounded by well stocked flower borders and a beautiful oak tree which shelters and provides as much shade as is needed.The garden is bounded by stone walls and a high timber panel fence. Inside the wall runs an ancient cobbled path which leads to the rear of the garden where there are further flowerbeds, a timber garden shed, raised vegetable bed, greenhouse and a slightly raised south facing terrace which is a suntrap being screened on two sides by stonewalls. Also there is a stone studio/outbuilding ideal for many uses. Directions. From the roundabout next to Tincknells take the road and continue for a couple of miles and then take the left turn down into Dinder.
