Meigan P. Serle counsels and represents leading developers and investors in luxury and mixed-used commercial, retail and residential projects, specializing in condominium, cooperative and shared ownership developments. Meigan helps clients plan, develop, structure and implement sophisticated and often bespoke ownership, operation and management regimes designed to meet the specific and unique needs of these large-scale development projects. She also advises on the legal, regulatory and business aspects of the creation, registration, marketing and sale of both condominium and cooperative public and nonpublic offerings.

Meigan’s work often involves helping clients conceptualize and develop, from the ground up, the most effective structure to meet ownership, operational and financial goals of multiphase condominium developments, not only at the inception of the project but also many years into the future. She provides practical, strategic counsel in the development and negotiation of critical equity transactions for different aspects of multifaceted, mixed-use projects, helping developers achieve their business goals within the four corners of the condominium structure.

Meigan serves as a key member of the team advising on the development of Hudson Yards, the largest private development in U.S. history, a joint venture by The Related Companies and Oxford Properties. The project will encompass more than 18 million square feet of commercial and residential space, more than 100 shops, restaurants, public open space, a center for artistic invention, a landmark sculpture, a hotel, and approximately 4,000 residences, much of it built over a working rail yard on the West Side of Manhattan. Her involvement to date includes assisting with the creation of a projectwide ownership association and management regime to govern and facilitate the interconnectivity of all the individual development parcels on the site, as well as drafting, negotiating and implementing distinct condominium structures for many of the project’s individual buildings. Meigan advised with respect to the condominium components of certain equity transactions of WarnerMedia, KKR, Wells Fargo and AROSA to relocate their respective corporate headquarters; on the structuring of refinancing, leasing and sale-leaseback of individual units; and the lease to a leading technology company of 265,000 square feet of office space across multiple separately owned condominium units. All Rights Reserved. communications system and auxiliary system, and she works with the managing agent on early actions of the condominium boards, including drafting board resolutions, preparing unit owner consents and overseeing board meetings.

Meigan has also facilitated the registration, marketing and sale of many of the marquee luxury condominium and cooperative offerings in City, including, among many others, more than $1 billion for the residential units at Hudson Yards, as well as 70 Vestry, Zaha Hadid’s 520 West 28th, 400 Park Avenue South, 866 United Nations Plaza, The Centrale, The Hayworth and the Lantern House.

Meigan serves as an elected member of the firm’s Associates’ Committee, representing the firm’s associates in supporting firm goals such as business and professional development, mentoring, and recruitment and retention.

Experience

 Represented the Universal Hip Hop Museum in connection with its lease of a to-be-created condominium unit at Bronx Point Phase I Condominium. The transaction involved multiple parties, including L+M Development Partners, the City of New York, the NYC Economic Development Corporation, NYC Housing Development Corporation, Housing Preservation & Development and Wells Fargo. When completed, the Bronx Point development project, which will feature UHHM as the anchor tenant, will also include over 500 residential apartments, retail space and other community facility space.

 Advises and represents The Related Companies and Oxford Properties on various condominium aspects of the development of Hudson Yards, which will encompass more than 18 million square feet of commercial and residential space, much of it built over a working rail yard on the West Side of Manhattan.

 Represents the successor-sponsor in the sale of commercial units at 866 United Nations Plaza.

 Represents the developer of an Upper East Side development to conceptualize and structure a unique condominium regime that facilitated separate ownership by each participant of its portion of the project and the development of the air space.

 Represented the developer in conceptualizing and forming “simple” condominium structures for 205 East 92nd Street and 500 West 30th Street.

 Represented the developer in its public offering for the redevelopment of 550 Madison Ave., the Sony Building, which included plans for 113 residential units, two commercial units and a museum unit.

 Represented a major institutional lender in connection with construction and acquisition loans to condominium developers.
