If you choose our exclusive custom design process, your initial design consultation with Bayfair’s exclusive in-house architecture team will help identify the architectural style, design needs, and owner preferences in order to start the concept design.

Our architecture team will not only consider your design needs, but they’ll also anticipate the use, scale, and definition of each space, ensuring the final design will achieve superior balance and most importantly, the comfortable elegance for which Bayfair’s homes are recognized.

FOUR STEPS IN DESIGNING YOUR NEW BAYFAIR HOME

1. Initial Consultation. During this first step, we’ll meet and show you a variety of home styles, design finishes and learn more about how you’ll live in your new home. We’ll walk you through scenarios that will give our architecture team an idea for how your new home should live - as well as come up with a target size and target cost for your new home. 2. Concept Design. During this phase, our exclusive architecture team will come up with concept design choices for your new home, including a front elevation, floorplan, and site plan on your homesite. The concept design for your new home will be tied to the target size and cost set up front, to ensure an efficient and seamless experience. 3. Design Development. Once the concept design for your new home is approved, we’ll proceed with the Design Development phase. This will include engineering details, all side and rear elevations being finalized, and a more comprehensive set of plans being developed. At this stage, we’ll also provide a final construction cost proposal. 4. Construction. Your new home will begin construction soon after Design Development is completed. Bayfair’s expertise in design doesn’t stop with the architectural design phase of your new custom home though. When building a custom home, a Construction to Permanent Loan is often the best choice. With this type of loan, you borrow to pay for construction. When you move in, the lender automatically converts the loan balance into a permanent mortgage. It’s two loans in one and has just one closing, resulting in fewer expenses for the borrower.

Another benefit from a Construction to Permanent Loan is that you only need to qualify once, at the beginning of the process. This one-time qualification is particularly helpful for self- employed individuals since their income and cash flow can vary depending on the time of year.

Most often, buyers will see that the interest rate is fixed during both the construction period, as well as the term of the mortgage once the home is finished. A fixed interest rate offers added peace of mind, especially in markets when the interest rates are expected to rise.
