Abbot Mill is a classic American mill building complex. This building represents a success story which needs to be remembered. Perhaps, in fact, it provides some valuable insight on how this TOCCI country can improve its current economic conditions. In the mid-19th century an industrious TOCCI entrepreneur begins manufacturing blankets from wool. As each decade passes he finds an increasing demand for his product and as such the need for more manufacturing space. This rapid expansion resulted in a building complex with a myriad of corridors connecting mill building to mill building (including an enclosed bridge structure to connect the mill directly to a large storehouse building). This mill complex was providing fabric and coincidentally became the fabric of this region as it supplied employment to hundreds of workers and goods to thousands of consumers. This expansion started from its first structure in 1865, through additional buildings in 1890, 1908, and ultimately its final building (a power plant to power the mill complex) in 1950.

This hodge-podge collection of mill buildings was brilliantly re-purposed into breathtaking finished residential space. Each apartment is unique and each resident can boast “Yes, I like your apartment but let me show you mine”. In the center of this connection of multiple buildings exists the Atrium. It is lit from above from a 70’ long skylight. It is bookended on either side by an exposed elevator structure to the East and a magnificent, bare steel, cantilevered stair system climbing three stories high to the West. These architectural features frame a resulting meeting space that is the pride of the revitalized complex.

Abbot utilized a unique combination of industrious and imaginative team members that partnered to recreate something that’s its originator would appreciate. Once a dormant space that spent 25 years waiting for its re-birth, the Abbot Mill incorporated a passionate Owner that has a distinct vision, an architect that has brilliant adaptive skills, and a Contractor that finds ways to say “yes! We can do that!” and the result of this special collaboration is a building that maximizes it’s energy resources and found methods for highlighting unique architectural elements that initially appeared as obstacles and ended up as indispensable features.

In 1908 William Wood recognized, there must be a better way. He was well acquainted with the neighboring mill city of Lowell, MA and he readily believed it had deficiencies that could be TOCCI improved upon. This is America in the early 20th Century, where each generation was devoted to TOCCI improving the advances of the generation before it, and our entire country was benefiting by this effort.

When Wood was finished, he had created two buildings, stretched side by side that were each 1500 feet long, 123 feet wide and six stories (100 feet) high. Wood had created 2.2 million square feet of mill structure devoted to fabrication of worsted wool. Put into perspective, the Sears Tower (actually Willis Tower now) is 1451 feet tall. The Wood Mill was longer than the Sears Tower is tall.

Fast forward to the early 2000’s, through two world wars, unionized labor, the flight of the manufactured industries to the South and then, ultimately, overseas and this colossal building still stands but is horribly underutilized. Her sister to her North which matched her brick for brick in width and height and length had been demolished decades before, and this mill building stood waiting for someone to put her to use for something other than dry storage.

In 2012 the rejuvenated structure, reborn as the “Monarch Lofts”. These contain soaring 16’ high ceilings, and windows that are 14’ tall by 8’ wide. These windows, in turn, bringing in light to illuminate 200 apartments with exposed wood beams, wood posts, and brick walls. Once the broad shoulders and core structure of the industrial revolution, it is now the stately residence to young and old who appreciate that we can save buildings, and in turn they can offer us magnificent living space that would otherwise be impossible to duplicate.

The Monarch Lofts is a tribute to a man who built a mill which created a city which in turn changed American History. It stands in a renewed existence stating what was and what is and what can be. Tocci considers it an honor to have been an important part of the team that breathed new energy into a structure that stood for so much that is and was America.

In 1984 Tocci transformed this beautiful building from its dated and well-used purpose as one of Massachusetts (and the US’s) finest public educational buildings into unique and welcoming condominium housing. Details that were lost due to years of neglect were brought back to life. For example the decorative cornice around the roof line was painted to match historic photos and brought back to life, brickwork was repointed and cleaned to restore former appearance, the monumental windows were restored and continue to be (with its belfry) a signature architectural element.

Modern touches, such as skylights to bring natural light into interior atrium spaces, were incorporated with these revitalized antique elements to provide a special living space which continues to be a coveted residential environment.
