Description DirePool Farm is an enchanting residential farm surrounded by a backdrop of the beautiful Shropshire Hills which you can enjoy from the house.

The farm land offers the purchaser enormous opportunity.

The house does require updating, having been empty for a few years but offers the potential to be a wonderful home with exposed beams and inglenook fireplace.

Accommodation is laid out over two floors including, a drawing room, conservatory, kitchen with dining room, utility/larder, WC, 4 bedrooms and a family bathroom.

The gardens are to the rear and the side of the house and include mostly grass with a separate area planted with some fruit trees, along with a small copse.

Outbuildings

Adjacent to the house is a long outbuilding with a non-functioning garage door and a side door. It is understood that planning permission may have been sought on this building in the past as there is building regulation approval (please see below).

There is a disused, indoor swimming pool, which is in a state of disrepair and potentially beyond economic repair. Therefore it is out of bounds during all viewings.

There are further outbuildings with corrugated iron structure, formerly used as a wood store and a disused static caravan on site, which is out of bounds for viewings as deemed unsafe.

There is a Dutch barn, situated in the field next to the house which will require updating.

Farmland

Pool Farm extends to about 41.92 acres (including the house and pool) and is ideally suited to growing good quality grassland and grazing.

The soils are Grade 3 on the Agricultural Land Classification of and Wales.

The Pool is a particular feature of the farm and is a well known part of the hamlet. It attracts swans and further wildlife.

It is known locally that wild deer have been spotted on the land at Pool Farm.
