THE CLOPTON GREEN ESTATE Suffolk 17 THE LAND 18 The land is classified as Grade 3 on the Land Classification Soil Series of and Wales with the soils varying from sandy loam to sandy clay loam. The soil types present on the farm are Ashley, Hanslope and Newport 3 series. The arable land has been farmed under a typical rotation including wheat, spring barley, spring beans, oilseed rape and sugar beet. A sugar beet contract for 3,363 tonnes will be made available to the Purchaser.

The farm has consistently produced high yielding crops, including an average of over 10 tonnes per hectare (4.05 tonnes per acre) for 1st and 2nd wheats over the last five years.

The soils across the farm have been extensively mapped to be used in conjunction with the GPS systems and regularly tested for potash, phosphorous and pH levels. All of the fields have been recently mapped, scanned and zoned for soil type.

CLOPTON HALL Clopton Hall is a Grade II Listed former hall house built circa 1585 and known to have been remodelled in 1681. The property is timber framed and rendered with hipped wings on a half-H plan layout. The property was at one point much more substantial, with a rear extension and wrought iron verandas dating from 1835 demolished around 1980. There is an axial chimney of red brick at the centre of the property along with external red brick chimneys on either wing. There is a partial medieval moat which is still visible to the front of the Hall.

The Hall is an attractive country house set within mature landscaped grounds and in an elevated position overlooking the surrounding farmland. The property is approached along a drive past Clopton Green Farm and across a bridge over the moat. On arrival, the panelled front door opens into the double height entrance hall.
