Project Introduction

New York's Kingsbridge National Ice Center, is a 750,000 square-foot (approximately 70,000 square-meters) facility which will contain a 5,500 seat state-of-the art main arena rink surrounded by 8 NHL/Olympic-sized rinks.

In addition to the ice rinks, the facility will also feature a 50,000 square-foot (about 4,645 square meter) dedicated community center, a 15,000 square-foot (about 1,858 square-meter) wellness and training center, 5,000 varying-size dressing rooms with lockers (including 12 NHL-size dressing rooms), 9 ice sheets, on site parking for more than 420 cars, storage rooms for hockey equipment, maintenance and cleaning service as well as pro shops for ice sport goods, destination retail, training facilities, clubhouse, coffee shops and restaurants.

Kingsbridge will be the largest ice center in the world and a national training center and destination, with over three million projected visitors annually for , figure skating, synchronized skating, speed skating, curling, sled hockey and various activities and events.

In addition, the main arena rink is expected to host approximately 160 events a year generating over 525,000 sold tickets. The Property’s location immediately adjacent to the Kingsbridge subway stop in the Bronx gives it access to the largest population center in the country and the most under-served market in the country in terms of availability of ice time.

KNIC is the largest public private project in the Bronx as evidenced by an unprecedented cooperation agreement entered into with New York City and the strong support of the Bronx, New York City and New York State.

New York State has guaranteed the repayment of the $138 million senior construction loan with a long term refinancing of the same amount.

Kingsbridge also has a I-924 approval from USCIS and it is located in a Targeted Employment Area (TEA) under the new guidelines effective November 21st, 2019. State And Local Government Support

The entire project is in a historically preserved building and meets the urgent demand forincreased ice space. Because of this, it has received strong support from the federaland state government.

The Armory has a red brick edifice that is nine-stories tall with a curved, sloping metal roof, and glassed clerestory fields at either end. The proposed redevelopment plans honor and enhance the historic facility while exhibiting strong interior design by creating a clear sense of place and flow throughout the facility. Construction is expected to be completed by the fourth Quarter of 2022. Upon completion Kingsbridge will be the largest ice center in the world. Historic building:

Kings bridge Armory, also known as the Eighth Regiment Armory, was built in the early 20th century. Designed by the architect Lewis Pilcher, the armory housed the National Guard's Eight Coastal Artillery Regiment relocated there from Manhattan in 191 7. Other than having a military function it was also used for exhibitions, boxing matches and motion picture productions. At the end of World War II, it provided a temporary meeting space to the United Nations. Taking up 3 blocks, this is the largest pre-WWII arsenal. It was given a historical marker in 1974 and after eight years, it was included in the National Register of Historic Places. In 1996 it ceased to be used by the military and it was transferred to New York city management. It has been empty since.

Proven Demand

The Kindgsbridge National Ice Center will be a center for national and international ice sports.

Compared to every other major market in the country, New York City is easily the most under-served in terms of available ice time. Only seven ice surfaces currently exist in all of New York City, and based on U.S. industry benchmarks, New York City alone could support an additional 77 rinks. In order to match the of ice rinks per capita in Boston, New York City would need to develop another 227 sheets of ice. Equaling Chicago would call for an additional 56 sheets of ice. Matching either or both are a virtual impossibility given the lack of developable land, not to mention the cost.

Finally, the Bronx remains the only borough in New York City without a single ice rink. Upon completion, the 5,500-seat arena planned for the facility will be one of only three arenas in all of New York City and the only one which can be arranged as an arena style venue that can host events as diverse as concerts, championship games of sporting events, ice related events (Disney on Ice and Broadway on Ice as examples) and an AHL team.

Demonstrating the tremendous demand for ice time, over the last several months, KNIC has entered into Letters of Intent (LOIs) with over 30 different groups including the North Park Hockey Association, Lehman College, Convent of the Sacred Heart, Figure Skating in Harlem, Proud Nation, various schools, universities and clubs. The aggregate LOIs represent a combined demand for about 94% of the available ice time at KNIC. These users have executed letters of intent and are prepared to move to executed contracts once the delivery date for KNIC has been finalized.

The KNIC Facebook page, launched at the end of December 2019, has drawn over 11,000 followers, 2,000 sign-ups for curling and 2,500 individual skaters in less than five months.
