General Zoning District Definitions

General District Definitions

1. General Commercial Zoning District G-C Zone: Provides for commercial activities in the central business district and along the major arterials. Uses may require Commission review and approval regarding their impact on parking, vehicular traffic patterns and pedestrian traffic. Commercial activities include stores which market durable or non-durable goods to a broad market and are dependent upon urban locations for their activities.

2. Light Zoning District M-1 Zone: Provides for transportation, distribution, wholesale and warehouse facilities in a low density park like atmosphere. Uses shall be located near major arterials capable of accepting an increase in vehicular traffic. Manufacturing uses may be developed near mixed use residential areas provided they are adequately screened and noise buffered.

Uses include those which create minimal levels of noise, air and water pollution and are generally involved in secondary or tertiary manufacturing, processing, assembling, packaging, fabrication and treatment of goods or merchandise.

3. Manufacturing Heavy Zoning District M-2 Zone: Provides suitable locations for heavy industrial uses and open storage of goods, materials, earth excavation and operations. Heavy traffic generating colnmercial activities are permitted. Sites shall be located near Route 8, major arterials or mixed use areas and away from high density residential neighborhoods.

4. RA-80 A Residential Zoning District: 80, 000 square feet minimum lot size ; 2 acre residential zoning district

5. RA-80 Residential Zoning District: 80, 000 square feet minimuin lot size; 2 acre residential zoning district.

6. RA -40 Residential Zoning District: 40, 000 square feet minimum lot size; 1 acre residential zoning district.

7. RA-15 Residential Zoning District: 15, 000 square feet minimum lot size.
