Please find herewith an application for a change of use to an existing outbuilding at the above address.

The building in question was approved in 1999 and has been used as a store building ancillary to my Clients woodworking business since that date.

My Client is now retiring and whilst keeping ownership of the business that will continue to operate from the workshop at the rear of the site, has converted part of the first floor to be ancillary residential accommodation.

This application seeks to formalise this change of use.

It is my Clients intention to use this facility as a short term self-catering unit that will be made available to visitors to the area.

It should be noted that there are no external alterations needed to effect this change to C3 use therefore it is considered that there are no issues that will affect the adjacent listed buildings.

The space converts very readily to create a one bedroomed unit that is self-sufficient.

There is sufficient car parking to provide a space for this unit. Such a space was previously allocated to the workshop, but with the winding down of the business, a space has become available.
