Fees The plan review fee is due at submittal and the remaining fees are due at the time of issuance for the carport, deck, shed and stair application. INSPECTIONS Call (503) 554-7714 for Inspections If the permit holder or the permit holders agent fails to call for a setup inspection or causes the under floor area to be enclosed prior to the setup inspection, the permit holder or the permit holder agent shall remove the skirting prior to obtaining an inspection or hire a certified inspector to perform the set up inspection. -

RACE, SPACE, AND PLACE: THE RELATION BETWEEN ARCHITECTURAL MODERNISM, POST-MODERNISM, URBAN PLANNING, AND GENTRIFICATION Keith Aoki * [Cite as: 20 Fordham Urb. L.J. 699 (1993)] Introduction Gentrification in United States urban housing markets of the 1970s, 1980s, and 1990s continues to be a controversial and complex phenomenon. [FN1] During the past twenty years, gentrification's effects on the core cities of the U.S. have been analyzed and evaluated many times over. [FN2] Descriptions of gentrification have spanned the ideological *700 spectrum, from laudatory embraces of gentrification as the solution to urban decline to denunciatory critiques of gentrification as another symptom of the widening gulf between the haves and the have- nots in America. [FN3] This Article critiques gentrification, adding an additional explanatory element to the ongoing account of the dynamics of American cities in the 1990s. The additional element is the relevance of a major aesthetic realignment in architecture and urban planning from a modernist to a post-modernist ideology in the 1970s and 1980s. This shift involved an aesthetic and economic revaluation of historical elements in older central city buildings, which accelerated the rate of gentrification, displacement, and abandonment. This Article describes how certain shifts in the aesthetic ideology [FN4] of urban planners and architects affected suburban and urban spatial distribution in the United States during the nineteenth and twentieth centuries. These ideological shifts arose from deeply embedded American attitudes toward city and rural life that had emerged in American town planning and architectural theory and practice by the mid-nineteenth century. Part I of this Article examines the emergence of an anti-urban Arcadian strand in nineteenth century American town planning rhetoric. -

The current breezeway configuration was created in the early 1990s by demolishing a portion of the adjacent structure, the Nisqually Room and enlarging a small, existing breezeway. As a part of the same project, swooping canopies, neon lights, skylights, new paving, aluminum wall cladding, and ticket and concession spaces were constructed. Over the years, the breezeway space has deteriorated and the 1990s improvements have become worn and dated. -

DED GA GIL RD E E H N T Historic Ornament in the Landscape at Montgomery Place May 25 – October 31, 2019 1 THE GILDED GARDEN Historic Ornament in the Landscape at Montgomery Place In 1841, the renowned American architect Alexander Jackson Davis (1803–92) was hired to redesign the Mansion House at Montgomery Place, as well as consult on the surrounding grounds. Between 1841 and 1844, Davis introduced the property owners Louise Livingston, her daughter Cora, and son-in-law Thomas Barton to Exhibition produced in partnership with and curated by landscape designer, editor, and writer Andrew Jackson Downing (1815–52), the Barbara Israel and her staff from Barbara Israel Garden Antiques seminal figure now regarded by historians as the father of American landscape architecture. Downing had learned practical planting know-how at his family’s nursery, but he was more than an expert on botanical species. He was also a Funding provided by the A. C. Israel Foundation and tastemaker of the highest order who did more to influence the way Americans Plymouth Hill Foundation designed their properties than anyone else before or since. Raised in Newburgh, Downing was intensely devoted to the Hudson Valley region and was dedicated to his family’s nursery business there. In the 1830s, Downing began to make a name for himself as a writer, and contributed multiple articles on horticulture to various periodicals. Downing’s enormously influential work,A Treatise on the Theory and Practice of Landscape Gardening, Adapted to North America was published in 1841. It contained descriptions of the proper use of ornament, the importance of coherent design, use of native trees and plants, and his most important principle—that, when it came to designing a landscape, nature should be elevated and interpreted, not slavishly copied. -

MOKELUMNE HILL DESIGN REVIEW GUIDELINES 13 August 2012 By Mokelumne Hill Design Review Committee For Calaveras County Board of Supervisors 1 Introduction The Mokelumne Hill Community Plan (Community Plan) recognizes the historic architecture and character of the community and seeks to preserve these assets. A Historic Design Review District (Historic District) and Gateway Design Review Areas (Gateway Areas) have been identified and all development (new and remodeling) requiring a permit or approval by Calaveras County within the Historic District and Gateway Areas is subject to these Design Review Guidelines (Guidelines) (see Appendix A maps). In addition, all Designated Historic Buildings as identified in Appendix B are subject to these Guidelines. Areas outside of the Historic District and Gateway Areas are also recognized as having valuable architectural and historical qualities and the application of these Guidelines will be encouraged but not required in those areas. The Guidelines, in principal, were approved as part of the Mokelumne Hill Community Plan in 1988. These completed Guidelines were approved by Resolution No. 2012- 163 on November 13, 2012 by the Calaveras County Board of Supervisors. Acknowledgements This document was initially drafted in 2005 by members of the Mokelumne Hill History Society, Julia Costello and Paula Leitzell, with the architectural descriptions and identifications contributed by Judith Marvin, Registered Architectural Historian. The authors drew heavily from the Design Review Guidelines of Truckee, Sutter Creek, and Jackson, and from other examples throughout the American West. Final revisions in 2012 responded to comments by County Staff and were accomplished by the Mokelumne Hill Design Review Committee comprised of Julia Costello, Mike Dell’Orto, Marcy Hosford, Marilyn Krause, and Terry Weatherby. -

WINDOWS AND DOORS Windows and doors are necessary features of all residential structures and should be planned carefully to insure maximum contribution to the overall design and function of a structure. Windows and doors perform several functions in a residential structure, such as: shield an opening from the elements, add decoration, emphasize the overall design, provide light and ventilation, and expand visibility. DOORS Each door identified on the foundation plan and floor plan should appear on a door schedule. Specifications vary amongst manufacturer, so it is important to have exact information for the schedule. Interior Doors Interior door types include; flush, panel, bi-fold, sliding, pocket, double-action, accordion, Dutch, and French. Flush Doors • Smooth on both sides, usually made of wood and are hollow on the inside with a wood frame around the perimeter • Standard size is 1-3/8” thick, 6’8” high and range from 2’ – 3’ wide Panel Doors Most Common Door • Panel doors have a heavy frame around the outside and generally have cross members that form small panels • The vertical members are called stiles • The horizontal pieces are called rails Bi-Fold Doors • A bi-fold door is made of two parts that together form the door • Popular as closet doors and are seldom used for other applications • Installed in pairs with each door being the same width, which ranges from 1’ – 2’ • Standard height 6’8” – 8’ • Thickness of 1-1/8” for wood doors and 1” for metal Sliding Doors • Sliding or bi-pass doors are popular where there are large openings -

Include design, materials, condition, alterations, size, setting and boundaries) The single-family residence at 1170 Signal Hill Road is a 3,299-square-foot two-story wood-frame American International-style house with an integral three-car garage that was constructed in 1957-58 and enlarged with a small studio addition at the southwest corner of the upper level in 1993 (DPR 523A photo and figures 1-3). Designed by the eminent southern California architect Richard Neutra for Arthur L. Connell, the house is set into a steep slope on the west side of Signal Hill Road. It is roughly U-shaped in plan, with a single, upper level on the east side, organized around a landscaped central courtyard, and two levels on the west side. -

OLMSTED TRACT; Torrance, California 2011 – 2013 SURVEY OF HISTORIC RESOURCES II. HISTORIC CONTEXT STATEMENT A. Torrance and Garden City Movement: The plan for the original City of Torrance, known as the Olmsted Tract, owes its origins to a movement that begin in England in the late 19th Century. Sir Ebenezer Howard published his manifesto “Garden Cities of To-morrow" in 1898 where he describes a utopian city in which man lives harmoniously together with the rest of nature. The London suburbs of Letchworth Garden City and Welwyn Garden City were the first built examples of garden city planning and became a model for urban planners in America. In 1899 Ebenezer founded the Garden City Association to promote his idea for the Garden City ‘in which all the advantages of the most energetic town life would be secured in perfect combination with all the beauty and delight of the country.” His notions about the integration of nature with town planning had profound influence on the design of cities and the modern suburb in the 20th Century. Examples of Garden City Plans in America include: Forest Hills Gardens, New York (by Fredrick Law Olmsted Jr.); Radburn, New Jersey; Shaker Heights, Ohio; Baldwin Hills Village, in Los Angeles, California and Greenbelt, Maryland. Fredrick Law Olmsted is considered to be the father of the landscape architecture profession in America. He had two sons that inherited his legacy and firm. They practiced as the Olmsted Brothers of Brookline Massachusetts. Fredrick Law Olmsted Junior was a founding member of The National Planning Institute of America and was its President from 1910 to 1919. -
