Apartments / Summary

 There are now nearly 2,500 apartments under construction in the City Zone alone, and nearly 3,000 apart- ments under construction in Central Salford.

 Throughout all of central Manchester, just over 7,000 apartments are now on-site.

 There’s also a healthy pipeline; with nearly 2,500 apartments waiting to start construction and over 40,000 in the pipeline overall across inner Manchester, which will provide space for a population increase of up to 100,000 more people.

Most active developers

 Renaker are the most active in terms of apartments currently under construction and total pipe- line—with over 2,300 apartments under construction and nearly 3,000 in the pipeline overall. This is set to increase further in future as we await further announcement on Renaker’s further plots on Chester Road and in Greengate Salford.

Hotels / Summary

 There are 632 hotel rooms under construction across central Manchester, with 296 of those in the city centre and 220 of those in Trafford (the Hilton Garden Inn at the Emirates Stadium).

 In Hulme, the 116-bedroom Crowne Plaza on Booth St West is now rising quickly.

 Overall pipeline is dominated by the City Zone, which totals 2,609 bedrooms out of 3,170. A 204-bedroom hotel planned by Peel at MediaCityUK is the only non-City Zone major hotel project.

Offices / Summary

 There is just over 1 million square feet of office space under construction across central Manchester, the majority (838,000sft) of which is under construction in the City Zone.

 160,000sqft is under construction at Ask’s 101 Embankment scheme in Salford, due to complete this month

 113,000sqft of space is ready to start construction in the City, whilst Bupa is doing groundworks on the site of their 145,000sqft new headquarters at Salford Quays.

 Overall, central Manchester’s pipeline adds up to 7.6m sqft of office space, 5.2 million of which is in the City

Zone and a further 1.3m sqft over the border in Salford.

As Ask Estates complete Salford’s 101 Embankment with 100% occupancy rates, they’re now seeking tenants for the twin-block at 100 Embankment, aiming for construction as soon as a pre-let is secured.

Offices / Summary cont. Tall buildings / Summary

 Renaker have officially started construction on Manchester’s new tallest building. Owen St Tower 1 will rise 200.5m out of the ground on a large site off Great Jackson St, about half a kilometre south of Beetham Tower, which will be tipped by over 30m by the new skyscraper.

 Allied London have now submitted a planning application for St John’s Place, which is a fraction of a metre shorter than Beetham.

 Ian Simpson dominates the Manchester skyline present and future, with Manchester’s four future tallest buildings having been designed in his office; and 8 of Manchester’s top ten future talls.

 All being well, the CIS tower (which is presently Manchester’s second tallest building at 118m) will be knocked down to 11th tallest Manchester building.

 “City Zone” refers to ; from Castlefield to Ancoats, Victoria to Great Jack- son and Piccadilly to .

 “Salford” here refers to inner Salford; Chapel St, Middlewood Locks, parts of Ordsall, Pendleton and Adelphi.

 “Salford Quays” refers to the entire docklands regeneration site, from MediaCityUK down to Ex- change Quay and parts of Ordsall.

 “Hulme” here refers to everything south of the Mancunian Way, west of Cambridge St and south/ south-east of the Manchester Ship Canal at Cornbrook.

 “South Manchester” here refers to everything south of Hulme, including (but not limited to) Fal- lowfield, the Airport and Wythenshawe.

 “Trafford” here refers to inner Trafford; mostly districts north of Stretford and over towards Traf- ford Park and the Trafford Centre.

Corrections

 On the last update (Manchester Development Update: May 2016), I mixed up the developers Manchester Life and One Manchester. One Manchester is the developer at the housing sites in Royce Road and Leaf St, Hulme—not Manchester Life, which I mistakenly alluded to.
