Project: CENTRAL BOULEVARDS, BRUSSELS Stand: P-1.C52/P-1.D53 Presented by: City of Brussels Planned opening date: 2018

The new Central Boulevards retail district is emerging at the heart of Brussels with the goal of enhancing the city’s allure, and for the newly shaped pedestrian area to grow into a unique location specifically adapted to families. Stretching between two emblematic locations – Bourse Square and De Brouckère Square – in the very heart of the city, the Anspach Boulevard has been transformed into one of the biggest pedestrian areas in Europe. Rue Neuve is currently being renovated, and both main roads house distinct commercial centres and projects like City2, The Mint, Crystal City and The Beer Temple. The intended purpose is to optimise the city’s by offering retail concepts previously unseen in Belgium, with a strong cultural presence, impulse purchase brands related to culture, cinema, 50 ha of streets 24,000 spaces games, fun, concept stores, and a children’s universe… Brussels City Centre will soon become a “Pleasant Family Shopping” experience.

Project: MALL OF EUROPE, BRUSSELS Stand: C17 Presented by: Unibail-Rodamco Planned opening date: 2022

Unibail-Rodamco has been selected by the City of Brussels, with its partners CFE and BESIX, as the new co-developer of the NEO 1 project. This mixed-use project encompasses 590 housing units, two day nurseries, 3,500 sq m of offices, a retirement home and a 114,000-sq m area dedicated to indoor leisure, restaurants and retail in the new Mall of Europe. In its first project in Belgium, Unibail-Rodamco will develop and operate Mall of Europe, representing a €550m investment, while CFE/BESIX will develop the residential programme. The group will use its skillset and innovations on this 230-unit shopping 230 stores of which centre which will feature the complete set of 4-Star services, 120,000 sq m iconic shopfronts, a 9,000-sq m Dining Experience with more 30 restaurants than 30 restaurants, a 21-screen Kinepolis cinema with 4,000 seats and the first indoor “Spirouland” in the world, at the heart of a 15,000-sq m leisure centre. The project, expected to open 3,700 spaces in 2021, targets a BREEAM Excellent certification.

Ideally located at the borders of Germany and the Netherlands, Au fil de l’Eau in Verviers has an important cross-border catchment area with excellent accessibility. It will animate the heart of one of the most important cities of Wallonia located in the 2nd conurbation of the province of Liège. Several hundred units will be created on the model of the successful Grands Prés shopping centre in Mons which was also developed by City Mall. With an area of 28,000 sq m, Au fil de l’Eau will offer a balanced commercial mix, meeting the wishes of both consumers and retailers. The food court will have a central place with a range of quality restaurants and the undergound parking area will have a capacity of 1,150 spaces. Construction should start in 2018 with a three-year build period. The project is expected to attract 5 to 6 million visitors per 5 to 6 millions 28,000 sq m year, who will enjoy a pleasant urban environment thanks to visitors per year the nearby Vesdre river with paths inviting them to wander around the immediate vicinity. With the development of the 85 stores 1,150 spaces shopping centre, Verviers will become again the economic and + 12 restaurants commercial hub it previously was.

Wanda mall of Qingdao Movie Metropolis is located in Qingdao, a unique and liveable coastal city, with outstanding tourist attractions and a pleasant climate. The gross regional domestic product of Qingdao exceeds RMB 1trn (€130bn). Qingdao Oriental Metropolis is an exclusive integrated development combining commercial property, culture and 20 million visitors 120,000 sq m tourism with a total GLA of 5.4 million sq m including the per year 330,000-sq m Wanda Mall. In addition, the development will feature an indoor theme park, indoor movie park, indoor children playground, international cinemas, large supermarkets, video 191 stores 3,550 spaces games city, international standard indoor ice rink and an indoor commercial pedestrian street. Qingdao is the home of China’s movie industry and local attractions include Wanguo street, the Wanguo Xinhe landscape belt, Bar Street, the international showground and the grand theatre. Around the seafront the yacht trading centre is the focal point for a high-end residential area with sea-view villas. Property giant Wanda has already developed an international hospital, international school and the Wanda SOHO apartment complex in the city.

Developed by IKEA Centres in cooperation with ROS Retail Outlet Shopping, the Designer Outlet Croatia will attract shoppers with a premium village atmosphere. The architecture incorporates modern design with stylistic elements typical of the regions of Croatia in an innovative way. With close to 90 shops in a GLA of more than 15,000 sq m, the outlet will be built in two phases. Adjoining sites house 30,000 sq m of secondary retail including 4 millions visitors a DIY store and hypermarket, a retail park as well as fast food 15,600 sq m per year outlets which combine with the outlet to form the Zagreb Shopping Complex, an attractive one-stop shopping destination offering furniture and fashion & lifestyle retail alongside outlet 87 stores 2,020 spaces shopping in a unique way.

REDI, the most experiential shopping centre in Helsinki, will open in September 2018. It will revolutionise the traditional concept of a shopping centre with 60,000 sq m of retail space: shops, experiences, entertainment, and a world of restaurants. Leasing is now under way. REDI is located at Kalasatama at the intersection of three major thoroughfares with 100,000 cars passing every day. The metro transports approximately 1.1 million customers through REDI each year and stops at the shopping centre 500 times a day. + 12 million visitors 64 000 sq m 1.1 million consumers live within a 30-minute drive from REDI per year with a combined purchasing power of €22.4bn. In its first full year of operation, REDI is expected to reach 12 million visitors. The first premium outlet village in Finland, the 20,000-sq m Zsar Outlet Village will open in 2018. The development will open with an initial phase of 12,000 sq m with 65 stores and restaurants. Located on the EU-Russian border and halfway between St Petersburg and Helsinki, Zsar’s catchment is 8.5m Finnish and Russian consumers within a 200-km radius. Zsar is located 300 metres from the busiest EU-Russian border checkpoint with 3-4m annual border crossings. In addition, there are further 4-5m crossings through three other major checkpoints one-hour drive north of Zsar. Over 70% of Russian tourists cite shopping as their primary reason to visit Finland. The route is also popular among the rapidly growing number 2-3 millions visitors 20,000 sq m of Chinese tourists who travel from Finland to Russia. per year A new direct E18 motorway from Helsinki to Zsar will open in 2018, reducing driving time to approximately 75 minutes. The architecture, inspired by the Auvergne mountains, the industrial heritage of the site and the developer’s Scandinavian know-how, combines with attention to landscaping and sustainability to make this project a symbol of the renewal of retail and leisure. On the site of the old factories to which it owes its name, Neyrpic will be a vibrant, diverse place where shopping, leisure, sport, culture and nature will be intrinsically linked. Neyrpic’s architecture, designed by Edouard François, will resurrect materials and turbines from the former factory and industrial containers in a raw, ultra-inventive style. At the heart of the project, a long green space will accommodate events, seasonal activities, happenings, terrace cafés and restaurants. Fully respectful of its environment, Neyrpic will generate part of the 98 stores 49,950 sq m energy required to run it using 20,000 sq m of solar panels on + 20 restaurants the roof. Grenoble’s future is here at Neyrpic.

At the heart of France’s second-most important business district, La Part-Dieu shopping centre will go through a deep evolution with an investment of more than €300m. Located in the economic heart of Lyon, the shopping centre benefits from an outstanding location, with excellent access by public transport, near the busiest train station in Europe in terms of number of connections. Integrated in the Part Dieu urban project led by Lyon Metropole, 36 millions visitors per the shopping centre will benefit from the evolving economic 159,000 sq m year environment in the neighbourhood which will see an additional 40,000 workers and 125,000 travellers per day. This metamorphosis will bring a new permeability and reconnect 320 stores 3,154 spaces the shopping centre to its environment, as a gateway between the city and the train station. The iconic new façade of the building will feature wider and higher glazed entrances, bringing natural light inside the building. The highlight of the project, the rooftop of the building will become a new metropolitan destination, including 6,800 sq m of landscaped outdoor space, a Dining Plaza – a unique concept featuring a collection of the best local chefs and new international food brands in 9,000 sq m – and a brand-new 18-screen UGC cinema. Located in front of the Centre Pompidou-Metz, next to the future Starck hotel and a few minutes’ walk from the historic city centre, Muse, the cornerstone of the new Amphithéâtre quarter, will develop a remarkable urban mix bringing together businesses, homes, offices and leisure activities. Muse will offer an exceptional mix of fashion (including the eagerly awaited Primark store), design, food and convenience store brands, as well as artworks. The project’s architecture, by Jean-Paul Viguier, will favour lively urban activity with an indoor-outdoor concept and a succession of vibrant areas.

Ideally located between the historic city centre with its famous Place de la Comédie and the contemporary Antigone district, created by Catalan architect, Ricardo Bofill, Montpellier’s Polygone shopping mall, with its 11 million annual visitors, has been Montpellier’s commercial locomotive for over 40 years. Inaugurated in 1975, and then extended in 1996 with the addition of an extra level, the mall will undergo complete refurbishment, without closure, from autumn 2019. Extended and redesigned by Jean-Paul Viguier, the current mall space will be transformed into a streetscape with a dramatic glass roof, providing natural light while maintaining comfortable temperatures. It will bring a creative and fresh retail mix, social and educational facilities and a 1,100-sq m rooftop vegetable garden, as well as an innovative restaurant offer and an outstanding events venue.

This mixed-use project in the heart of Paris is converting what was once an obsolete Parisian block with a 1970’s style into an outstanding piece of architecture. This ambitious project offers new social housing and public facilities (62 new homes, a nursery and a library), while part of the underground parking will be transformed into shops and restaurants to create a new heart for the 14th arrondissement of Paris. A new 12 000-sq m office building spreads out onto the city to replace an outdated one, while a completely restructured and redesigned hotel welcomes 1,000 rooms and the highest exterior rooftop bar in Paris. The future shopping centre, Les Ateliers Gaîté, will welcome 105 shops with a retail positioning built around three themes: DIY, experiential retail and sustainable and ethical consumption. The 27,700 sq m 105 stores project will feature Fresh!, a gourmet destination with a unique concept providing an extensive market for food products and dining options or gourmet breaks in a convivial, authentic and 1,500 spaces vibrant atmosphere with open terraces, open kitchens and food trucks. Les Galeries Gaîté will become the convenient and trendy shopping destination on the Parisian Left Bank: an original, creative and innovative place in an effervescent urban environment.

Strategically located at the entrance to Saint-Etienne, Steel will become a new figurehead for the city of design thanks to powerful architecture and design (including a spectacular and poetic lattice design, inspired by local markers). This ‘active shopping resort’ will offer a unique customer experience with 5,000 sq m of indoor activities and 37,000 sq m of green space and playing fields.

Its modern, welcoming architecture, designed by L35, will highlight the good life associated with the ‘Rose country’. Eden will enjoy excellent accessibility. An addition to a retail park currently under construction, Eden will be a human-scale shopping, leisure and pleasure destination for Seine-et-Marne and the wider Paris region.

Winner of the design/development competition launched by the city of Strasbourg, FREY, as both developer and investor, will lead the biggest urban and commercial redevelopment project ever undertaken in France. In the middle of this refurbishment area, the Shopping Promenade will offer to its visitors more than the traditional shopping experience, promising an augmented experience.

Near Toulouse, which is about to become the third city in France, Unibail-Rodamco will open a new shopping centre in Autumn 2019. Val Tolosa aims at being the biggest shopping centre in Occitania. Close to Spain, the region is one of the most attractive regions in France, and benefits from an international appeal. Conceived by local architects Taillandier Architectes Associés, Val Tolosa will be at the core of a 9-ha natural park including a lake, and 2,000 trees. With 85,000 sq m of retail space and 155 stores with a department store and a Géant hypermarket, Val Tolosa will be a reference for shopping. Offering a large range of services, a Pathé IMAX Laser movie theatre, unique 85,000 sq m 155 stores experiences and animations for everyone, Val Tolosa will become the destination for shopping and leisure in the region.

Val Tolosa will strengthen the local economic situation: its 4,600 spaces construction will generate 3,500 direct and indirect jobs. Once the shopping centre opens, 2,000 other jobs will be created. Besides, this shopping and leisure centre resolutely turned towards nature will be an example of a sustainable architecture. Val Tolosa brings together shopping, leisure and nature and offers a new experience to the people of Toulouse.

The city of Singen am Hohentwiel in the Bodensee-Hegau-Region of Baden Württemberg is up for a unique shopping destination in the new Cano shopping centre. Situated on the main shopping street opposite Singen train station, it will feature 85 shops and a large variety of food options. The planning for the project is well under way: the city council has resolved to disclose the plans to the public and the negotiations for the urban planning contract have been completed. The development plan and the building permit are expected by the end of the year. The opening of Cano is scheduled for Autumn 2019. Visitors can 16,000 sq m 85 stores expect an ultra-modern shopping centre offering a comfortable ambiance and a premium architectural design. The design and building materials of the centre were inspired by the industrial 500 spaces tradition of the city of Singen and the volcanic geology of the surrounding landscape. High-end dining options with outside seating and late opening times will make the centre an integral part of the city and a new vibrant meeting place in Singen.

Loom in Bielefeld will open on October 26, 2017: The newest ECE centre will bring more than 50 retail concepts to Bielefeld that have not been in the city before. These include the first Primark store in the region and further retailers such as Bershka, Pull & Bear, Superdry, Adidas Originals, KULT, JD Sports, and New York-based bodycare specialist Kiehl’s. One of its attractions will be the Loom Kitchen dining area which will feature nine different foodservice operators and seating for 340 guests in a comfortable loft ambiance. The centre will feature further restaurants with outside seating that open onto the pedestrian zone.
