A noted conservationist, Big Cedar Lodge was thoughtfully designed to give visitors an unparalleled Ozark vacation experience. In 2013, Morris purchased a large portion of land at Branson Creek where he envisioned building a golf complex to augment the Big Cedar Lodge resort, located 4.5 miles east of Branson Creek Communities. The current offering for the remaining land and lots at Branson Creek included in this package is not associated with Morris’ Buffalo Ridge golf courses. Johnny Morris and Big Cedar Lodge own and operate the golf courses located within Branson Creek, and have made a massive investment in improving the quality and access to golf in the Branson area to drive increased awareness and resort visitors to Big Cedar Lodge. The Branson Creek development surrounds the Buffalo Springs golf courses and will have the ancillary benefit of great golf views, world-class golf experiences and the notoriety associated with living adjacent to Buffalo Springs golf. This site borders Branson Creek Blvd. and is the access point to the Branson Airport and Big Cedar Lodge’s four world-class golf courses. Allowable uses range from highway-oriented commercial use and neighborhood-serving commercial to 300 units of lower-density residential. Initial property development focused over several years on constructing main arterial roadways and other backbone infrastructure, monumental entry, construction offices, the golf courses, airport and several subdivisions. In 2007, vertical construction of production homes began.

2. Prime Development Land – 369 acres with vistas along the Buffalo Springs golf course and both Mountain Top and Payne’s Valley courses. Accessed via Branson Creek Boulevard with conceptual plans for multiple residential Ozark-style projects. Potential commercial development opportunities along Branson Creek Boulevard designed to serve neighborhood commercial, and potential intercept traffic from Branson Airport and golf courses. This parcel is able to accommodate up to approximately 1,943 residential units, which might also include the opportunity for higher-density timeshare product.

3. Prime Residential Land: 1,012 acres situated in the middle of four new world-class golf courses. This scenic acreage provides a unique opportunity to develop quality residential projects that serve a variety of lifestyles. From estate “ranchettes” to “lock-and-leave” multi-family units for the golf enthusiasts, this site has unlimited potential to deliver medium to lower density residential projects and has a potential yield of 2,049 units and additional opportunity for commercial development along the Branson Creek Blvd. This parcel has two residential projects that have already been approved by the Taney County Planning and Zoning department; the 151 unit, “Cabins” product and the 78 unit, smaller lot “Pinnacle” product.

Project Processing and Approval Taney County is a business-friendly jurisdiction that employs a streamlined approval process for development projects. An application is submitted along with a conceptual site plan. The process is culminated with a public hearing by the Planning and Zoning Commission. The process normally takes about 90 days. The process also requires a permit from the Missouri Department of Nature Resources, DNR. This approval is for water and sewer service and normally is completed within six months of application.
