Situation and Description The land at is situated at Linscott Farm in a very quiet location within the Dartmoor National Park approximately 1.5 miles to the North West of the moorland town of Moretonhampstead and approximately 3 miles by road from Chagford. The city of Exeter is only a 14.5 miles drive via the B3212 and the nearest junction with the A30 trunk road is approximately 6 miles to the North West at Whiddon Down.

The land comprises an attractive block of mature deciduous woodland and an area of sloping rough pasture with a south-westerly aspect, which is accessed by a track running through the woodland. Directions From Exeter via the A30 (westbound): Leave the A30 at the Whiddon Down Junction signed for Moretonhampstead. Continue through the village of Whiddon Down and then take the 1st exit at the roundabout, again signed for Moretonhampstead (A382). Continue along the A382 until the roundabout at Moretonhampstead. Take the first exit and then after 200 yards turn left, signed for Howton. After half a mile take the second right and continue up the hill for another half a mile until you reach a turning on your right which is the entrance to Bowden Farm. The access to the pasture and woodland at Linscott is the gateway on the left, opposite the entrance to Bowden Farm, signed as a public footpath. Go down the track, through the first internal gate and you will find the entrance gate to the land on the left, identified by a Rendells ‘For Sale’ board.
