FALL HOSPITALITY REPORT (2015) MANHATTAN FALL HOSPITALITY REPORT MANHATTAN 2015 1 | P a g e FALL HOSPITALITY REPORT (2015) MANHATTAN EXECUTIVE SUMMARY According to the Starr report, Manhattan’s hotel sector has been growing by over 4.0 % since 2010 both by ADR and number of rooms. The demand still far exceeds supply especially for 5 star brands. Early in the hotel recovery in 2011, three star brands grew in number of rooms and ADR initially. As the recovery went into full swing by late 2013, four and five star hotel development continued to outpace three star hotel growth. Global investors are seeking five star hotel product in Manhattan and at $1.0 million up to $2.0 million per key. For instance, Chinese investors bought the Waldorf Astoria and the Baccarat Hotels both at substantially above $1.0 million per key. Manhattan is one of the best hotel markets in the world between growing tourism and inexpensive accommodations compared to other global gateway cities like London, Paris, Moscow, Hong Kong, etc. Any established global hotel brand also requires a presence in Manhattan. In 2014 alone, 4,348 keys were added to Manhattan’s existing 108,592 rooms. Currently, another 14,272 rooms are under construction in the city and about 4000 keys (1/3) are for boutique hotels. As of July 2015, the Manhattan market has approximately 118,000 keys. They are segmented as follows: Currently, there is a 4.0% annual compounded growth rate. Despite this growth, demand for hotel rooms from tourism, conventions, cultural events, and corporate use continues to grow as Manhattan is one of the most desirable locations for all of the above uses especially tourism from Asia and Europe. -

As Giovanni, and now us, Pietro and Peter, our family has always strived to create a warm and welcoming environment for our guests, treating them like family. Whether they be Village regulars, visitors from out-of-town or around the world, NYU students or professors, or the many celebrities among the who’s who of the political, professional, sports and social arenas who have graced our tables, many pictured on the dining room walls here, all are welcomed equally. Of course, we could not do this alone, and thank our loyal staff in the kitchen, on the floor, behind the bar and on his bike, for maintaining this environment and standard of service. At the same time, our team works to provide the finest cuisine, including many dishes from Emilia-Romagna, the northern region of Italy where the Mosconi family has its roots. Landmarks Preservation Commission June 23, 2009, Designation List 414 LP-2218 94 GREENWICH STREET HOUSE, 94 Greenwich Street (aka 14-18 Rector Street), Manhattan. Built c. 1799-1800; fourth story added by 1858; rear addition c. 1853/1873. Landmark Site: Borough of Manhattan Tax Map Block 53, Lot 41. On January 30, 2007, the Landmarks Preservation Commission held a public hearing on the proposed designation as a Landmark of the 94 Greenwich Street House and the proposed designation of the related Landmark Site (Item No. 1). The hearing had been duly advertised in accordance with the provisions of law. Twelve people spoke in favor of designation, including representatives of the Greenwich Village Society for Historic Preservation, Municipal Art Society of New York, New York Landmarks Conservancy, and Historic Districts Council. In addition, the Commission received a number of communications in support of designation, including a letter from Augustine Hicks Lawrence III, a sixth-generation descendant of the original owner. One of the property’s owners, who oppose designation, appeared at the June 23, 2009, public meeting and requested a postponement of the vote. The building had been previously heard by the Commission on October 19, 1965, and June 23, 1970 (LP-0049). Summary The Federal style rowhouse at No. 94 Greenwich Street in Lower Manhattan was constructed c.1799-1800 as an investment property, right after this block was created through landfill and Greenwich and Rector Streets had been laid out. At the time, this was the most fashionable neighborhood for New York’s social elite and wealthy merchant class. -
