DETAILED PROJECT REPORT

1) PROJECT DETATLS: Title: - Amalgarnation and Construction of 'Commercial I Residential Building (A, B, C, D) and compound wa1l" in Village of Mormugao Taluka Goa.

a) The said property is zoned as C- 1 in the ODP of Dabolim village of Mormugao Taluka, property bearing Survey no. 13l4C-1, 13l4 C-2 & L3l4 C-7, under approved development permission order No. MPDA/9- C-55/2076-17 /1450 dt. 25/Ol/2O17 issued by Mormugao planning and development authority, Vasco-Da-Gama.

b) The project has received Construction License from office of the Village Panchayat - Mormugao Goa. Under license no. VP I CHI I ll 12016-17 I 58 12809 dt. 16 I 02l2Ol7 . The entire project area title is in the name of project proponent and Form 1 & 14 of LRC are in place to this effect. Project has also received NOC form Village panchayat under Ref no. VP/CIHIIS/Electl2Ol6-L7 13013 for releasing Temporary III phase electricity connection. A11 other required permission of the said project is in place.

c) Valuation of the said project works out to Rs. 30,49,17,2201- (Rupees Thirty Crore Forty Nine Lakhs Eleven Thousand Two Hundred TWenty Only) and is prepared by Registered Architect Mr. Kundan V. Prabhu having registration No. AR/0073 l2OlO.

d) Project shall consist of 325 Residential units where around 25-30 people will be engaged for maintaining it in future and for other miscellaneous jobs.

e) Project shall consist of 54 commercial shops having one stop shopping facilities to local community for meeting their day requirements. We are also in the process of getting a Brand like Big Bazaar to this project where local community will be benefitted. 0' Project as a whole also consist of a total with 48 rooms and a Alc nanquet hall where around 80-90 people will get employment in future for its operation & maintenance work. This particular Banquet Hall will accommodate around 350-4OO people and will be one of its kind in locality. h) A detailed concept of Green management is proposed for the entire project. We shall be providing a Vermi-composting facility for treating wet waste generated in project area. A proper Scientific Collection method will be adopted and implemented for a-11 types of waste. A designated area will be allocated at various strategic points within the project area.

i) A rain water harvesting facility shall be created in project area. A special care and efforts are being taken to provide a natural stones for paving in the project area so as to allow percolation of water during the monsoon. A Ultra modern facility of Solar water heating system and Solar street lights are proposed for the project with the concept of Energr Conservation.

i) A Scientific afforestation of native species shall be planned in the undisturbed land with scientific Landscaping Garden for maintaining natural aesthetic beauty of the area. 2l COST BENEFITS ANALYSIS

1) Cost of the project Rs 30,49,7L,22O1- (Rupees Thirty Crore Forty Nine Lakhs Eleven Thousand Two Hundred Twenty Only).

2) Employment Generation: A total direct employment for around 2LO'22O people will be generated from this project with additionally 150 people indirectly employed in ancillary activities.

3) Income Generation to Direct employees (210) calculated @ Rs 650/- per day will be 4.91 crores annually.

4) Income Generation to Indirect employees (150) calculated @ Rs 500/- per day will be 2.7O crores annually.

s) Around 325 families will be provided accommodation facility which is one of the basic human needs with ultra modern facilities.

6) There will be business turnover in the local area which will improve standard of living of people in the vicinity and also generate considerable Revenue to the State Govt. It is expected that Revenue to Village Panchayat by way House Tax and other levies will be around 20 lakhs per annum. GST and other revenues to the state Govt. will be sub stantially generated.
