Chez Nous is extremely well situated in an elevated position looking straight down over the year round boating activity of Newlyn harbour and then out across the expanse of Mounts Bay straight towards St Michael’s Mount. The sea front around Newlyn and Penzance stretches away to the left and in the far distance is the coastline along the Lizard Peninsula. The scene is just as interesting at night with lights around the bay and firework shows at different times of year are truly spectacular.

We are informed that the house was rebuilt in 2010 and is offered in extremely good order throughout. The accommodation is very well proportioned and cleverly designed as well as highly specified. The views dictated the design with two wide sets of bi-fold doors on the seafacing side opening onto the low maintenance decked rear garden. The lounge is semi open-plan to the dining area of the kitchen/dining room which also has a set of French doors out onto the west facing courtyard garden to the front. The kitchen itself is fitted with an excellent range of solid wood fronted units, some of which are painted cream. These house numerous integrated appliances and also surround the mains gas fired Aga with additional Aga module beside. To match this there is a large Aga fridge/freezer which will be included in the sale.

Also, on the ground floor is the reception hall with an open treaded wood staircase to the first floor and the large master bedroom with fitted wardrobes, a stunning and spacious en- suite shower room and its own set of French doors to the courtyard. On the first floor are two further large double bedrooms again both with fitted wardrobes and en-suite bathrooms whilst between them is a separate wc ideal for guests.

4 Ref: LCAA7170 Privacy and security to the front is well considered with a high wall having a pair of video entry system controlled gates opening into the courtyard and beside this is a garage with electrically operated door plus a pedestrian door then opens into the courtyard. To the rear of the sizeable garage is a modern utility area and there is also a fitted out summerhouse to the side of the courtyard which has been used as a home office.

LOCATION

Chez Nous is close to the harbour and fish market and just a short walk from a good selection of shops and a beach overlooking Mounts Bay. Newlyn has an ever improving range of services including an excellent delicatessen, grocer, various restaurants and inns and the recently opened and acclaimed Newlyn Film House cinema. Penzance has the widest selection of shops and facilities in west of Cornwall including a full range of schooling, museums, a hospital, supermarket and many well known high street retailers. 5 Ref: LCAA7170 A couple of miles to the south of Newlyn is the picturesque harbourside village of Mousehole and beyond this is Lamorna Cove made famous by its potters. Newlyn is well known for its fishing fleet but also for the Newlyn School of Art and is still regarded as an artists’ hub today with many studios and galleries throughout the town. Between Penzance and are long sandy beaches which conclude at the tidal foot causeway to St Michael’s Mount. There are many other beaches and coves to explore around the local area as well as the South West Coast Path and many inland walks through beautiful rugged countryside. To the north are the surfing beaches around St Ives, also renowned for its artists community and access to the area is excellent either by road on the A30 expressway which is mostly dual carriageway all the way to the motorway network at Exeter, or via train from Penzance where there is a mainline terminus.
