It is thought the original property was built around 1770 with an extension added in 1850 and again in 1920.

This home offers the discerning resident the best of both worlds - all the charm and character of a period property together with the mod cons anyone would expect from a high end home. The property enjoys a superb location in the heart of Freshfield. The present owners have not only maintained the property incredibly well but they have also considerably improved it too and the building boasts a wealth of simply beautiful features from parquet flooring, Georgian windows and original bell rings to traditional fireplaces, solid wood doors and ceiling covings and cornices.

A magnificent conservatory has been added helping to create even more space overlooking the impressive grounds and several other works of restoration and improvement have also added to this property`s considerable appeal.

The Old Parsonage PAges.indd 5 18/11/2015 13:56 Seller Insight

This attractive Grade II Listed detached house is believed to date from 1772, when it was built as the parsonage to St Peter’s church in Freshfield. Well known as one of the very few period properties in Freshfield, The Old Parsonage is surrounded by mature gardens in a plot of approximately one and a quarter acres. Sensitively extended in the mid-1880s and again circa 1920, the house has been renovated and further extended by the current owners, who have lived here for 11 years.

As well as being attracted by the privacy of the property’s setting, the owners say that it instantly felt like a family home, having so much period character with lots of rooms of different shapes and sizes. Renovation included the re-plastering of walls and ceilings and the uncovering and restoration of three fireplaces to working order.

The reception rooms include a dining room, which was originally two rooms to either side of the original front door and hallway; its Georgian windows have new oak shutters, which complement the oak parquet floor. On the first floor, which has five bedrooms, the owners have consolidated and refurbished the bathroom facilities to provide two bathrooms, one of which features a shower, a cast iron roll top bath, two wash hand basins and new cherry wood window shutters. The owners have also opened up the previously almost untouched second floor attic, which now benefits from new flooring, insulation and Velux windows; the attic now comprises two rooms, one of which has plumbing, which offer the possibility of a large en-suite bedroom.

Outside, the owners have used cobbles reclaimed from Chavasse in Liverpool to resurface the driveway and build the front wall, while also adding electric double entrance gates. The extensive garden has provided the owners’ family with space for everything from rugby and football games to party marquees, and offers the potential for further enhancement and development.

Located in the heart of Freshfield’s desirable residential area, The Old Parsonage is within easy reach of amenities in both Freshfield and Formby; Freshfield Station is within walking distance, as are facilities such as tennis, cricket and golf clubs, a livery stable, the well-known nature reserve and the beach.

The Old Parsonage PAges.indd 6 18/11/2015 13:56 The Old Parsonage PAges.indd 7 18/11/2015 13:56 The owners like to spend a lot of time in the kitchen and conservatory, which they say makes a fantastic party space; the characterful kitchen area includes an Aga and has free standing bespoke units constructed from contrasting materials such as wood and slate.

The Old Parsonage PAges.indd 8 18/11/2015 13:56 The Old Parsonage PAges.indd 9 18/11/2015 13:56 The addition of an Amdega conservatory created an open plan family space in conjunction with a newly refurbished farmhouse-style kitchen by Chalon of Harrogate.

The Old Parsonage PAges.indd 10 18/11/2015 13:56 The large dinning room has provided the owners with perfect space for hosting memorable dinner parties and family events.
