All information contained in these statements are representations made by participants of the 2017 Retail & Restaurant Survey and do not necessarily reflect the views of opinions of the Town or the Economic Development Office. One comment was removed because it was irrelevant to the survey. 1. It has been brought to my attention that Most retailers and restaurants won’t come to flower mound because of the ridiculous codes about corporate colors. Will you please change this law??? 2. ***PLEASE NO MORE MEXICAN OR PIZZA PLACES****we need a variety of restaurants. We also need some upscale clothing stores 3. 1. I now think of Parker Square as a destination for higher learning / education. Keeping with this concept, I HIGHLY recommend contacting The Culinary Institute of America or another highly comparable school and carve out room for their cooking school and make it a destination concept - educating chefs at the school and utilizing a number of the small restaurant spaces as specific style restaurants where the Chefs in training can cook under the master chefs for the public. It would be an AWESOME concept. It would become a destination of small restaurants concepts operated by the cooking school - if done and negotiated correctly, I do believe this concept would capture the attention of a well respected culinary school. The town could possibly work a creative deal with tax incentives to make this concept come to life! Let's don't sit on the sidelines with this one. Let's grab this concept before another town does. We've got a lot of the infrastructure already in place. Go for it! With the growing demographics of the DFW area - the need for a centralized "well respected" culinary institute is necessary and Parker Square is a fit. People have their names on waiting lists for up to 3 months in advance at some locations. 2. Any way to have deep discussions w/ Corp of Engineers to see if our town can workout a carefully and well thought out plan to go into another long term lease with Corp for a small parcel of land close to water for special upscale Seafood / steakhouse restaurant like Charthouse, Pearl's, Redrock Canyon or Louie's by the Lake while respecting the surrounding ecology and wildlife. I know there are many rules and limitations with the lake being a Corp of Engineer Lake, but isn't there more that could be done to develop this gem correctly - Win-Win for both sides? The North Shores of Lake Grapevine would be awesome for a destination restaurant. 4. A food truck court/park would be a welcome addition. 5. A nice food coop would be great! 6. A sit down restaurant with "healthy" options...fresh fruits & vegetables. 7. A Trader Jo’s would be great! 8. Add more restaurants so crowds aren’t so bad when eating out 9. ADD MORE VARIETY --- NO MORE MEXICAN!!! WE HAVE ENOUGH! ITALIAN WOLD BE NICE - 10. All the restaurants and retailers are up north or in Highland Village, we need more in the southern part of town. 11. Although I love to support small businesses, many of them are only open 10-6 Mon-Fri & I work fulltime in Dallas so cannot support them. We need retailers who match the working demographic of our community. 12. Ambience and location are key to success, as you can have a great restaurant but if it is the middle of a parking lot. ..... make it nice. 13. Another restaurant with good seafood 14. Apple Store would be very nice to have too. 15. As I said in question one, no more nail salons, dry cleaners, donut stores and banks. Encourage our town to support new retail stores and restaurants.

SUMMARY: The City has received a letter from Studley, the real estate brokerage firm representing the property owner at 5962 La Palma Avenue, requesting that the City consider the development of a JP Morgan Chase Bank on their property. The letter is provided as Attachment 1 to this report. The site is located at the southwest corner of Valley View Street and La Palma Avenue and has been vacant for over 10 years. Late last year, the subject parcel was rezoned from Neighborhood Commercial (NC) to Planned Neighborhood Development (PND) land use designation, which prohibits financial institutions and banks. The Broker has stated that they have exhausted attempts to find end users for his client’s property that are consistent with the goals of the new PND Zone and that meet the needs of his client. They have a ground lease offer from Chase to develop a free-standing bank. The financial institution use alone does not meet the requirements in the PND Zoning District to develop the commercial corner with retail uses that are lacking in the community.

There are some findings after analysing the collected data. Firstly, the main finding of food supply chain is that Gong Cha used Franchising system; all of the quality of materials can be controlled by head office. Although tribute tea has very little food waste, they waste a lot of water resources. Secondly, the main finding of packaging is that Gong Cha uses about 800 disposable plastic cups and straws in PE and LL materials a day, and about 20% customers choose to use another plastic carry bag to carry the drinking. All these raw materials in Gong Cha are transports in cartons, foam paper, and plastic bags and only the cartons are recycled. Thirdly, the main finding of procurement is that there is a storehouse nearby Monash’s sub-branch to provide relevant materials once per week or the employees can go to the storehouse to acquire materials everyday if they need.
