We moved to Ludgate House around 10 years ago. We were drawn to the wonderful location, the space, and the potential options it offered. With young children it was the perfect place for them to grow up and enjoy the fresh air. Writing this really focuses the mind on the things we love about the house and things we’ve taken for granted over the years such as the sunrises and sunsets. If you’re up early enough you can watch the sun come up over the coast - it’s really magical. Without doubt, the thing we’ll miss the most is having open moorland literally on the doorstep. After a tough day at work, there’s nothing better than getting out for a walk up to Haytor, or following the Templar Way, there are so many options, you can walk for as long as you want to. We have a real sense of community up here too, we’re in a small cluster and so we never feel isolated or cut off. Having just a short drive away has also been really handy. It’s now time for us to pass Ludgate House on to new owners, and whether someone wants it as a family home as we did, or wants to do something else with it, we hope they really take advantage of the area and all that the house offers.*

Ludgate House

Step Inside The entrance to Ludgate House is through a large conservatory space, a handy spot for taking off muddy boots and wet coats after a walk on the moors! If preferred it could also be used as an extra sitting area as it gets lots of sunshine. It protects the front door from the worst of the weather too. When you go into the house you won’t fail to be impressed with the spacious feel the rooms give. The main living space is to the front of the house and is open plan with a living room and large dining space so it gives lots of options. Ludgate House was at one time a B&B and it could work well as this again (subject to the necessary planning permissions etc). The living room has a lovely fireplace too, perfect to create a cosy feel on a cold evening.

The kitchen is accessed from the dining space and is a large room with ample space for table and chairs. There’s plenty of work top space as well as lots of storage, it’s a real working, family kitchen. There is a really good-sized utility room and cloakroom off the kitchen, so you can keep the washing machine etc nicely out of the way. Up onto the first floor you’ll find a spacious landing with access to the fourmain bedrooms. The master bedroom is a spacious room to the front of the house, so it has some lovely views across South Devon and the morning sunshine streams through. The room has a nice size ensuite with bath and shower, along with another big window to the front. There are two bedrooms to the back of the house which enjoy views over open moorland. Another double bedroom to the front and a large family bathroom completes the accommodation on this floor.

The floor above, in what would have been the roof space, is made up of a bathroom and two bedrooms. They are good sized rooms and the Velux windows command some gorgeous views.

Step outside Ludgate House

The driveway sweeps through the trees and opens up to a large parking area, it works really very well as the drive gives the house excellent privacy. The copse as you enter the drive provides plenty of logs to keep the fire going and there is plenty of space to store them. The main garden is lawn and to the front of the house, it takes advantage of the sunniest aspect and unusually for this area, is a nice level space. There is access around to the back of the house and in to the utility room.

Location Haytor is a stunning location for those that love the great outdoors. To have all 368 square miles of National Park literally on your doorstep is really very special indeed. The beauty here is that you are still close to amenities, in just a few minutes’ drive you can be down in Bovey Tracey where there are all the facilities and shops you could need. The location also boasts two very well-regarded pubs/ restaurants. The Rock is a small establishment that has a wonderful reputation and has a great menu. Tinpickle & Rhum is part of the Moorland Hotel and again, does excellent food and is a nice spot to pop in for a drink. Both of these are just a short walk from Ludgate. Fancy a change from the moors on a hot day? The beaches at and Shaldon are just 30 minutes away and the South Hams around 45 minutes.

The location is very accessible but has a rural feel. Those needing to travel can be at Newton Abbot Train Station in around 25 minutes, where there are services to London Paddington in just 2.5 hours. Increasingly popular is a flight from Airport into London City. Flights take just an hour and you can get to the airport in a little over 30 minutes.
