Savills 74 High Street Sevenoaks Kent TN13 1JR [email protected] 01732 789 700 Description Culver House is a character property forming part of an elegant Grade II listed country house dating from 1848 with later extensions. The property offers elegant and well proportioned accommodation with the benefit of a two bedroom annexe. Features include high coffered ceilings, stone and oak mullion windows, high skirting boards and panelled doors, fireplaces and oak and tiled flooring. Of particular note are the delightful and established landscaped gardens, which compliment the architecture of the house and, in total, amount to about half an acre.

Historical Note Dating from the mid C19 when it was called Culver Hill, it was then extended in 1859 by the famous architect, George Devey, for Sir James Nasmyth, the astronomer, engineer and inventor of the steam hammer and became known as Hammerfield. It was divided into 4 residences in the 1950s and the vendors bought Culver House, as the central portion was renamed, in 1993 since when they have carried out a sympathetic programme of renovation and modernisation. Features of the house and its neighbours include walls constructed in a mixture of diapered brickwork, stone and half timbering, an octagonal tower with ogee leaded roof, multiple gables with ball finials and carved barge boards, mullioned and transomed windows, some of wood and some of stone, and a terrace with low stone balustrade.

• The principal reception rooms comprise a generous and elegant drawing room with a delightful outlook over the south facing garden, and an attractive stone fireplace featuring a Godin cast iron stove. The dining room has direct access to the terrace via double oak doors and is open to the kitchen/breakfast room. The sitting room provides cosy, informal living and has a fireplace with wood burning stove. • The well proportioned kitchen/breakfast room has a large window overlooking the front with vertical shutters. There are a range of bespoke wall and base cupboards by Woodworks together with a substantial island unit, and an original Victorian fitted dresser. Appliances include an AIMS programmable electric Aga, Whirlpool induction hob, Bosch oven and dishwasher. There is plumbing in place for an American style fridge freezer. A built in cupboard provides pantry storage and there is an adjacent, north facing larder with slate shelving and space for a fridge freezer. • A side hall leads to a boiler/boot room and the annexe. • An inner hall leads to a cloakroom, and there is a side lobby providing space and plumbing for a washing machine and drier. From here a door leads to external steps to the cellar, which has an impressive barrelled ceiling, slate shelving and provides excellent storage with scope for various uses. • Arranged over the first floor are four of the bedrooms and the bathrooms which comprise: a master bedroom with far reaching southerly views, fitted wardrobes and dressing table, served by a generous en suite bathroom; three further double bedrooms all with built in cupboards, one of which also has far reaching southerly views, and another which is double aspect and has a wash basin, plus a well appointed and stylish family bathroom and separate shower room with digital power shower. • The fifth bedroom is on the second floor and is accessed via second staircase (which has an access door to the roof) and has sloping ceilings and far reaching southerly views. • The annexe is approached via the side hall and comprises a kitchen/utility room, with fitted wall and base cupboards, cooker point and plumbing for a washing machine; a double aspect a reception room with fireplace and wood burning stove, and stairs rising to the first floor where there is a double aspect double bedroom, a single bedroom and a stylish bathroom with shower over. • To the front of the house is a large brick paved parking area which leads to the garage with power and lighting connected. Across the shared driveway is an area of lawn with a number of fruit trees. • The delightful south facing landscaped garden to the rear features a paved terrace with stone balustrade and steps down to a further gravelled terrace both providing an ideal area for al fresco entertaining. There is a formal lawn bordered by a brick path with deep herbaceous borders. Brick steps and a second raised walkway leads to an additional seating area where views over the garden towards the house can be enjoyed. Towards the trees forming the rear boundary is a further lawn with a compost area and garden shed. A feature of the garden is the many rhodendrons and azaleas which provide shade for bluebells in spring and a riot of colour in early summer. Overall the gardens provide a wonderful backdrop to the house and, in total amount to about half an acre.
