The Barn Bush Road | Cuxton ME2 1HF THE BARN

“My mum and dad bought the property in 1982 when I was 15 and I always remember it as a very sociable house and I have many happy memories of my time living there,” says Mark.

Set in this stunning rural hamlet this exceptional barn conversion offers a wealth of period features, the most important to note is the imposing galleried staircase believed to be from a 17th Century Royal Naval ship originating from the nearby Historic Naval Dockyard of Chatham. The property has been subject to extensive renovation in recent years creating an up to date contemporary feel but to complement the period character of the property. The spacious double aspect lounge offers inglenook fireplace with double doors opening onto triple aspect orangery, bi fold doors open onto delightful patio ideal for al fresco dining. The bespoke kitchen/breakfast room has been fitted by Neptune’s of Tonbridge with quality integrated appliances and utility room to complement the kitchen, there is also gardener’s toilet to the rear. The study has also been fitted by Neptune’s and also opens onto the orangery.

To the first floor the galleried landing leads to master bedroom with en-suite, there are three further bedrooms and family bathroom. The property offers mains gas fired central heating and an added bonus for a rural property.

The property is approached via a walled gated entrance with sweeping driveway providing ample parking and garage block. The formal walled gardens approach approx. half an acre expertly landscaped with delightful areas of lawns, patios and terraces with substantial koi pond. The personal gate to the rear leads to sloped paddocks extending to approx. 2.5 acres.

The house is surrounded by fields and sits in a little dip. It’s a very open house and gets the sun in every room throughout the day. My dad was a builder and has recently converted the conservatory into a beautiful orangery which can be used all year round. It really comes into its own in the summer when you can open the bi-fold doors out and onto the patio and garden area. It’s a wonderful room for just lazing in and enjoying the views of the garden and there’s space for a sofa, chairs, TV and dining table.”

“The garden is very different now from when we first moved in, I think it’s stunning. My parents landscaped the garden and there’s lots of hidden areas including a huge koi carp pond, an oak tree and a beautiful old magnolia. The stone wall is covered in climbing plants and the house looks stunning set in these surroundings, and the massive horse chestnut tree in the field beyond, is a real indicator of the changing seasons.”

“Although the house is set on the edge of the village, there’s good access to road and rail network and it’s only 15 minutes from Bluewater and Ebbsfleet Station where you can travel on the ever reliable HS1 service to St Pancras in around 12 minutes or so. Further out is the beautiful little seaside town of Whitstable, host to the annual Oyster Festival, which is a 40-minute drive or so. Herne Bay is around the same distance away and the fish and chips is a personal favourite!”

“I love the peace and quiet of the surroundings, and the views over the nearby fields are wonderful with bright yellow rapeseed in the summer, followed by wheat which is harvested in August / September time. Many years ago, my mum kept a dog and I have a very vivid memory of playing with him in the garden whilst watching the wheat being cut at the same time.” The house is set on the edge of the village, so you can enjoy the feeling of isolation amongst the fields but, at the same time, it’s only a short walk down the road and into the village where you can access the shops.”

“It’s wonderful looking out onto the open land at the front and back of the house, and the garden is surrounded by walls which gives a sense of security and tranquillity. Also, we believe that the grand staircase in the hallway was from a 17-century galleon and it’s certainly a spectacular feature which I will miss too.”

“I have very happy memories of lots of parties in the house including the time when my parents celebrated their 40th wedding anniversary with around 100 or so of their friends and family. They hired a marquee and their guests mingled in the garden and throughout the house.”

My favourite room is the bedroom I had as a teenager. With a growing interest in history at that time, I loved the fact that it has an exposed chimney breast and was fascinated by the Tudor rose brick in the centre. The exposed beam in the room also gave me that great feeling of ‘history’ to the place.” LOCAL SCHOOLS
