About our development www.taylorwimpey.co.uk/hillborough

Welcome to our This exhibition gives you the chance to view and comment on our developing proposals second public for a new development on land to the west of exhibition Sweechbridge Road, Hillborough, .

In November 2015, we held an initial public The proposed development site has been identified as a strategic site for development in the City Council Local Plan (map extracted from consultation event which outlined our emerging Canterbury City Council Local Plan Publication Draft 2014). proposals for the site at an early stage in the design process – and the feedback we received during this consultation has been used to help us to develop our scheme.

We are proposing to submit a planning application to Canterbury City Council in the near future, and your comments on our latest proposals will be taken into consideration as our application is finalised.

About the site The proposed development site is located within a wider area of land identified by Canterbury City Council as one of 10 strategic sites in its draft Local Plan (indicated on the plan pictured top right). These strategic sites have been identified to deliver new housing to meet local needs and new jobs to support the local economy.

The eastern and southern portions of the Hillborough site (Site 3) are owned and/or controlled by Taylor Wimpey (the areas outlined in red on the plan pictured bottom right), while the remainder is under the ownership of other parties to be brought forward for development separately.

About our application We are preparing what is known as a ‘hybrid’ planning application. This includes both an outline application for the overall Taylor Wimpey site (seeking to establish the general principle of development with infrastructure and access) and a detailed application for the first phase of development.

If our hybrid application is approved, we will be able to begin work on the first phase of development and then further phases will be prepared as separate applications, in line

with the outline approval. The location of our proposed development is outlined in red in the context of the wider Hillborough strategic site.

Our aim is to achieve a joined-up and collaborative approach for the delivery of Hillborough in accordance with the strategic allocation. We have shown proposals for the phases to the north-west of the Taylor Wimpey land ownership but these proposals are indicative only, Neighbouring sites and control of this land remains with the landowners, Kitewood and A&E. We are working with these other landowners to develop a comprehensive masterplan concept for the whole site.

We aim to ensure our development integrates successfully with the neighbouring sites (1) owned by A&E Estate Developers, (2) owned by Kitewood, and (3) Altira Business Park.
