1.0 PROPOSAL

1.1 This is a Householder Planning Application to demolish an existing flat roofed garage and erect a new detached garage with a pitched roof to the rear of 12 High Street, Misterton.

1.2 Number 12 High Street comprises a Café and Fish and Chip Shop with living accommodation to the rear and above. The existing Garage is poorly located in terms of providing a suitable access to the rear of the property and vehicular parking.

2.1 The proposed new garage is more conveniently located a the rear of the site and will be built in brick with a pitched and tiles roof covering.

3.0 SITUATION

3.1 12 High Street Misterton is located in the centre of the Village opposite other commercial premises and adjacent to some residential users.

3.2 It is therefore in a mixed residential commercial area with no distinct housing or building type, it is bordered to the rear or south by a large modern housing estate of varying house types.

3.3 Immediately fronting the premises is a fairly deep pavement set behind the busy A161 to Haxey and Goole.

5.0IMPACT OF PROPOSAL ON HERITAGE ASSESTS

5.1The proposed new garage is located at a sufficient distance from the named Heritage Assets to have a minimal impact on the character and setting of these Heritage Assets.

5.2 The proposed materials blend with the overall vernacular of the setting and thus cannot have any significant adverse impact with regard to these Assets.
