With none stop social media feeds of wonderful red sky sun sets and low mist sun rises, everyone seems to have been appreciating the last two weeks of truly wonderful weather that October has offered. As always with the farming fraternity many like to look on a negative slant and the comment often goes ‘we will pay for all this in a minute’, let’s look at it from a more positive aspect and considering the this year’s spring we are owed some good weather.
The end of October saw some huge sales here at Exeter with Fridays in particular seeing the centre buzzing with activity and the car park bursting. The end of the month has witnessed a bit more confidence in the cattle trade with the first of our suckled calve sales here an Exeter encountering a cracking run of well-bred calves receiving a decent trade throughout. The same can be said about Hallworthy, having spent the morning down in Cornwall I visited our counterparts on the way back whereby a tremendous run of some 700 plus suckle calves went under the hammered with strong prices being achieved.
During October we received the good news that the government will be committing a further £30 million to further rounds of the Countryside Productivity Small Grant Scheme. This second round will commence from February of 2019. Farmers will be eligible for grants between £3,000 and £12,000, covering 40% (50% in Cornwall) of the purchase price for equipment. Specific items include will include handling systems, crushes, calving detectors, weighing equipment, calf feeders, EID devices, pasture plate meters and electric scraper systems, precision farming equipment including GPS units, yield mapping devices, variable rate controllers and direct or strip till drills.
I would recommend farming businesses to sit down and discuss the above opportunities and speak to one of our professionals here at Kivells if you require any advice or help sending off the required application. Back in the South Hams I know of some fantastic case studies whereby the younger generation has pushed for min till operations across arable land. Placing the farm into a 5 year Countryside Stewardship Scheme incorporating arable options that suit min till practices, to then purchase through the above grant a min till drill. The opportunities are there and if you are enthusiastic and prepared they can be taken.
Kivells professional team have been busy on a number of planning applications in the last month with applications ranging from new permanent agricultural workers dwellings, to Class Q conversions, to new agricultural buildings and converting traditional barns. These applicants all vary in nature and it is great to see successful planning applications really making a difference to the farm and its future value.
One aspect that has been particularly busy lately is applying for both temporary and permanent agricultural workers dwellings to allow both new and existing farm business to expand. When looking at planning applications of this nature, both the functional need and the financial need are large aspects that need to be covered and the livestock numbers need to prove that there is an essential need for somebody to be living on site at all times. Having security for the farm unfortunately is not sufficient for the planners needs and there needs to be an element of having someone on site twenty four hours a day for health and welfare aspects of livestock. If this is a new business, temporary permission will be given for the first three years and predicted cash flows and a business plan will need to be submitted with the application. If this is an existing business looking to expand, the last three years of business accounts will need to be shown along with full plans of the proposed dwelling to ensure the size of the dwelling is achievable for the size of the business income.
