Distinctive Home The present owners have lived in the property since December 2010. “We instantly loved the look and feel of the property. It has so much character!” they said. Dating from 1855, 21 High Street is a well- presented semi-detached period cottage built of red brick under a pantiled roof, with a setting in the heart of the rural village of Tittleshall. During their time at the property, the owners have extended it to the side with the addition of a large family kitchen which directly adjoins the dining area, and the original kitchen was simultaneously converted into a second living area (essentially a garden room, but used as a playroom in more recent years). Talking about the alterations, the owners explained, “At the time we did this to make the house more suitable for entertaining, but also had in mind it would be better for family

Reflecting on what has made their home special to them, the owners said, “It’s been extended a few times over the years which gives it lots of character in itself, as all extensions were done in keeping with the original style.” Throughout the property many period features have been preserved including wonderful examples of exposed woodwork and brickwork, pine latch doors, a fireplace in the sitting room with a multi fuel stove, exposed floorboards, and the amazing vaulted ceiling in kitchen/diner.

When asked about their favourite spaces in the house, the owners said, “The sitting room in winter is a lovely, cosy room, particularly with the wood burner going. Once we had extended the kitchen, that became my favourite. With so much space, cooking in there is always a pleasure, especially with all the space for family or friends in the dining area. In summer, the playroom/garden room gets its fair share of use, particularly as it leads directly out onto the terrace. Although it’s southerly facing, a sunny day in winter is also lovely in there!”

Upstairs on the first floor, there are three bedrooms and a cloakroom. “When we first moved into the house, both our children’s bedrooms were originally used as spare bedrooms, with plenty of room for double beds. I did really enjoy turning them into our children’s bedrooms because both of them have so much character with their high ceilings, wooden floors, exposed brick work and wood, glass panels in the doors and, in one room, a fireplace.”

The present owners are clearly sad that it has come to time for them to move on. “It’s been a wonderful home for us and has suited us so well. It’s where we first enjoyed making a home together, and when they were born where we brought our children home to. It’s been perfect for both situations. The house has such a lovely warm feel to it with so much character and charm. We will miss the location as well as the house because Tittleshall has been such a peaceful but vibrant village to live in.”

Outside The property is approached over a gravelled driveway with parking for several cars, and a hedge runs along the front boundary with gate to the side of the property. The attractive south facing rear garden has fenced boundaries and is lawned with perimeter borders, paved seating area, gravelled area and a raised bed.

OUTSIDE

“The garden is a real sun trap, although a tree in the top corner provides some shade at the top of the garden as well as beautiful blossom during spring. We also have many mature shrubs and perennials which provide colour throughout the year. There’s a small raised bed which we use for fruit and veg, and a greenhouse as well as a large garden shed,” the owners said. With garden furniture kept out on the terrace for the warmer months, they regularly eat there as well as playing with their children or simply using it as a space to unwind in the evenings. “We are lucky to get lots of different garden birds, butterflies and insects, and the occasional pheasant and hedgehog.”

Village and Beyond Tittleshall consists predominantly of period properties and is surrounded by attractive countryside. “It is a lovely, friendly village in which everyone seems to take real pride. Both the village hall and the church hold events which are welcoming and friendly. The village hall runs a cinema, wine tastings, meals etc. and just prior to lockdown held its first pub night which was a huge success. There’s also a book sale several times a year, and a plant stall throughout the summer months.” A village fete is usually held in the summer and a harvest festival in the autumn. Nearer to Christmas there are recitals by the local choir and other festivities in the church. “There is also a playground and playing fields. And lovely walks nearby: there is a footpath up to the lost village of , and also a footpath to , off which you can pick up the Nar Valley Way.”

A stone’s throw from Tittleshall, village offers village stores, a post office, public house, garage, church, a butchers’ shop, primary school and secondary school and a doctors’ surgery including a pharmacy. “Both and Kings Lynn are within easy reach. , and are all nearby. On Your Doorstep... Tittleshall is a pretty village which boasts a good range of traditional, character homes. Although, a small village there really is plenty to do, there is a village hall, cinema club, Tittleshall Walkers who enjoy local walks along the footpaths and quiet ways of the village and surroundings, a reading group and a yoga club.
