The site is situated on the western edge of the settlement area on the A71 / Strathaven Road, which forms the main trunk road through the village and provides connections between Kilmarnock and Edinburgh. This links to Junction 8 of the M74 which provides access to the wider motorway network. Regular bus services are available on Strathaven Road with connections to the surrounding towns of East Kilbride, Hamilton and Larkhall. The nearest train station is located in Larkhall Town Centre, situated 4.5 miles to the north east. Stonehouse Primary School and Newfield Primary School are both within walking distance of the site and feed into Larkhall Academy Secondary School, which is situated 5 miles to the north east. Local convenience and retail amenity can be found in the village centre on King Street whilst Alexander Hamilton Memorial Park provides local recreation facilities to the north of the village. The site is roughly rectangular in shape and comprises undeveloped land which lies at the edge of the existing settlement boundary. The site is bound to the north by Strathaven Road, and to the east by Stonehouse Library and Lifestyle Centre which acts as a hub providing a wide range of activities and facilities to meet the needs of the community. The south and western boundaries of the site are bound by agricultural land. A balancing pond is situated to the north west boundary of the site, outwith the area of ownership. A small watercourse passes through the southern boundary of the site. The surrounding area is predominantly residential in nature. Persimmon Homes are currently on site in Stonehouse at their Avon Water Walk development, which on completion will provide 196 homes in the village on the site of the former Stonehouse Hospital, to the north of the A71. This follows on from Barratt Homes’ successful Lockhart Gardens development, located opposite the site, which comprised 119 homes and has now sold out. PLANNING The site is covered by the South Lanarkshire Local Development Plan 2 (LDP2) which was adopted in April 2021. The site lies within the Stonehouse settlement boundary and has no specific allocation within the LDP2, identified as ‘white land.’ The site therefore has potential for a variety of uses subject to planning consent being obtained. An application was submitted in 2016 for Planning Permission in Principle for a residential development of no more than 50 units (Planning Reference: HM/15/0487) which was minded to grant, subject to conditions, but not consented. Depending on the specific housing mix, there may be potential to increase capacity at the site to accommodate a greater number of units.
