File #71-16GB ]LIJBAWV f ASSOCIATES, INC. Exposure Time and Marketing Period 82

EXPOSURE TIME AND MARKETING PERIOD I

The aforementioned market value opinions have been predicated upon an exposure time of 6 to 12 months. This is the length of hme that the properties would have been exposed on the market to achieve the opinion of market value. The e\posure time is based upon comparable sales data, as vell as on discussions with real estate professionals active in the subject area. The brokers and agents we talked to beJieve that land with realistic market value pricing cou]d possibly be sold within 6 to 12 months.

The marketing period of the subject property has also been estimated at 6 to 12 months. The marketing period is the length of time that the properties would need to be put on the market to achieve the market values. The real estate professionals contacted were of the opinion that the marketing time could be 6 to 12 months if properties are priced at market pricing. The marketing period assumes prudent marketing and an asking price (list price) similar to the concluded market value opinions.
