Let’s discover the ground floor first. The formal lounge is a tremendous size, with copious amounts of light flooding in due to the bay window to front and the French doors leading to the conservatory. The formal lounge leads nicely around to the sitting room through a feature archway, which, is a fantastic room thanks to the feature bar area. A beautifully crafted pine bar is pride of place, and with French doors which open out onto a rear terrace which houses a seating area to enjoy fantastic countryside views – perfect for entertaining. 7 Brynview Close Pages.indd 3 08/12/2017 14:32 7 Brynview Close Pages.indd 4 08/12/2017 14:32 Using a separate staircase to the main one you can ascend to the study which is directly above the bar/sitting room. Currently used as a study, this room has French doors leading out to a balcony which is large enough to house seating, a great place to yet again witness those fantastic countryside views. On the other side of the formal lounge is the TV Room, a snug/cosy room perfect for cosying up in. A very generous conservatory is situated at the rear of the home and stretches across the formal lounge and the TV room and can be accessed via either room. The conservatory itself is a great size, easily able to house a dining table and lounge seating. The wow factor however is the garden and country panoramas you witness. You can also journey out to the garden from the conservatory. 7 Brynview Close Pages.indd 5 08/12/2017 14:32 Seller Insight Situated on the western slope of Cefn Bryn in the heart of the renowned Gower Peninsula is Reynoldston, a delightful village that enjoys a wonderfully picturesque rural location. Number 7 Brynview Close is a large and extremely attractive family home that occupies an enviable location right on the edge of the village. “The house was originally built in 1984, and it was my work that brought us to the area just two years later,” says the owner. “At that time we were keen to find a lovely home in a village location, and so when we happened upon this property in this spectacular setting, for us it ticked all the boxes.” “The house that we have now is not the property that we purchased all those years ago; back then it was a rather modest four-bedroom home, whereas now it is a lot bigger. We considered moving at one point, but we love the location so much that we decided to stay and transform the house we had into the house we wanted. The front of the property was pulled forward, which gave us a much bigger drawing room, we added another reception room, a beautiful conservatory and a lovely big master suite above the garage. It’s now a really impressive home with lots of space and a very comfortable layout. We have rooms that are cosy and snug, and larger spaces – such as the main drawing room, library-cum-bar area and the conservatory – which open into one another to create an almost open-plan layout. It’s a beautiful home and one that we will be very sad to leave.” “The garden is another lovely feature of the property and because of our elevated location we are afforded some really spectacular views,” continues the owner. “We’ve developed the space to be attractive but very low maintenance, so we have a good size open lawn, a gravelled terrace and a decked seating area right at the top, where we can sit out and take in our glorious surroundings.” “Our favourite room is actually the small lounge, which we’re sitting in right now,” says the owner. “However, the most impressive part of the house would have to be the main drawing room that feeds into the bar. It’s a very elegant room and so it’s the perfect space for get-togethers with family and friends.” “The setting is absolutely beautiful and so incredibly quiet – often the only sound to be heard is that of the birds singing – and Reynoldston is a fabulous little village. The pub, which does some very nice food, is just a stroll away; there’s a Post Office, a convenience store at the nearby garage and a very active village hall, so there’s plenty to get involved with. We’re also just a short drive from a number of stunning beaches and completely surrounded by some of the most beautiful countryside in the UK. In my mind it’s a location that would be hard to better.” “This is a wonderful house to entertain in,” says the owner. “If we’re having a party we can open up the doors between the large drawing room and the conservatory and create a lovely big space for our guests.” “We are moving to be closer to our family, however it’s fair to say that we will both really miss this house,” says the owner. “It’s spacious, yet incredibly comfortable, and the location is utterly stunning. It’s been a very happy home for the past 31 years.” 7 Brynview Close Pages.indd 6 08/12/2017 14:32 The final living area is the dining room which looks out to the front of the property, again a great size room able to house plentiful dining furniture which in turn provides a fabulous formal entertaining space. 7 Brynview Close Pages.indd 7 08/12/2017 14:33 7 Brynview Close Pages.indd 8 08/12/2017 14:33 The kitchen breakfast room is generous with its space and light, has a wide range of fitted units, integrated appliances including two NEFF ovens, fridge, freezer and room for dishwasher. There is ample room for a dining table making this a perfect family room. A very handy and copious utility room sits off the kitchen and houses a full range of fitted units, sink and room/plumbing for 3 under the counter appliances. There is also a cloakroom, a walk in pantry and access to the integral double garage. The ground floor living space is mammoth, and in turn provides a multitude of flexibility to produce living areas in the home that work for your family. The ground floor has been designed specifically to connect the home and the gardens beautifully.
