PAVEMENT WITHIN THE FRONT OF SINGLE-FAMILY RESIDENCES

AM I ALLOWED TO PAVE MY FRONT YARD?

City Code limits the amount of paved surfaces permitted in the front yard based on the size of your property.

On lots less than 7,000 square feet in size: paved surfaces may not cover more than 60% of the front yard area on standard-shaped lots and no more than 70% on pie-shaped lots.

On lots from 7,000 square feet to 20,000 square feet in size: paved surfaces may not cover more than 50% of the front yard area on standard-shaped lots and no more than 60% on pie-shaped lots.

On lots from 20,000 square feet to one acre in size: paved surfaces may not cover more than 40% of the front yard area on standard-shaped lots and no more than 50% on pie-shaped lots.

On lots over one acre in size: paved surfaces may not cover more than 40% of the front yard area on standard-shaped lots and no more than 45% on pie-shaped lots.

A pie shaped lot is typically those at the end of a cul-de-sac that have a narrow lot width at the and are wider at the rear of the lot.

Please refer to the reverse side of this handout for a sample plot plan on how to calculate how much pavement is allowed in your front yard. If you have an irregular shaped yard, you may contact the Department of Community Development for assistance.

WHAT IS CONSIDERED A PAVED SURFACE?

A paved surface may include, but is not limited to, concrete, interlocking pavers, brick, gravel, or crushed rock and are intended for those areas used for driveways, RV access/parking, and walkways. The remaining area within the front yard must be landscaped with an effective combination of , such as , groundcover, flowers, shrubs, and trees. Artificial turf and drought tolerant plants may be used for landscaping.

DO I NEED A PERMIT?

A permit is not required for installing flatwork such as concrete, pavers, or brick on your property.

Instructions on calculating maximum amount of paved surfaces allowed in front yard:

1. Draw a plot plan of your property. 2. Add up the entire front yard area including all landscaped and paved areas. For irregular shaped areas, it may be easier to divide the space into smaller shapes such as rectangles and circles and then add them together. 3. Paved surfaces may not exceed the following amounts:

For lots less than 7,000 s.f., paved surfaces may not exceed 60% of the front yard on standard shaped lots and 70% on pie shaped lots.

For lots between 7,000 – 20,000 s.f., paved surfaces may not exceed 50% of the front yard on standard shaped lots and 60% on pie shaped lots. For lots over 20,000 s.f. refer to guidelines.

Example using sample plot plan:

640+100+75+225+1200 = 2240 s.f. total front yard area

60% of 2240 = 1344 s.f. maximum amount of paved surface

Proposed paved surface area: 640+225 = 865 s.f.
