The property has been greatly improved over the years and now has everything you could want in a modern-day country estate. Staverton Manor is a very handsome house that has been sympathetically extended and improved to create large, elegant living spaces and bedrooms. Outside has been as well thought out as the interior with 19+ acres in total. The formal gardens that surround the house are superb and include woodland areas, lawns and an established lake. The room has a lovely kitchen area and sizeable dining area- it really is a great family/ social space. The master bedroom suite is to the front and stretches to the back of the house. It is a lovely suite which has a sitting area with two pairs of French doors leading onto a balcony. On from this there is a raised bedroom area and then a large ensuite with shower and bath. Next to the ensuite is an equal sized dressing room. Bedroom two, three and four are all doubles and all have ensuite facilities. There is a further staircase up to the second floor. There is a sitting room, bedroom, dressing room and ensuite available. This would make ideal guest accommodation or would be suitable as a teenager’s flat. Staverton Manor Pages V2.indd 7 10/08/2018 11:15 It’s almost impossible to choose a favourite room because they are all so beautiful,” says the owner. “The kitchen is the real heart of the home and where we sit around our huge table and put the world to rites, but the room that for me has the real wow factor is the master suite. It has a huge bedroom, a living room area that opens out onto the balcony, a large dressing room and bathroom. We’ve had it all beautifully refurbished so it looks like something out of an interior design magazine. There is a changing room with shower, a separate WC and a large plant room. The pool can be accessed externally, from either the apartment area or down steps leading from the rear terrace. There is internal access directly from the apartment or via the platform lift from the orangery. The pool itself has steps leading into the water giving easy access. There is a generous living room which has lovely views over the lake, gardens and land beyond. It’s a very tranquil space, you can certainly see why it works so well as a holiday apartment. There are two main bedrooms, an additional room, a modern fitted kitchen, a shower room and WC, separate bathroom with shower over and direct, level access into the swimming pool complex. As well as a sizable garden apartment that we currently rent out for holidays, we’ve also just applied for a licence to hold small wedding ceremonies in our very elegant drawing room so there’s great potential to be able to generate a small income from the property.” Staverton Manor Pages V2.indd 11 10/08/2018 11:15 Seller Insight We looked at an awful lot of properties during our search for a new family home but this one stood head and shoulders above the rest,” says the owner. “I remember the very first time we came to view it and we drove up the long, sweeping drive, came through the trees and there at the top of the hill was this amazing house. Even to this day it still takes my breath away.” It’s absolutely beautiful throughout and features a wealth of very classic Victorian features, but it’s a house that has been refurbished with modern family living in mind, so we have this fabulous open-plan kitchen-and-breakfast room, which is a wonderfully sociable space; each of the bedrooms has an en suite and we even have an indoor salt-water swimming pool, which is a feature that we have all absolutely loved. It’s without doubt a very large and impressive house but there’s a comfortable flow from room to room so somehow it doesn’t feel overwhelmingly big, and it has a really warm and welcoming feel throughout. I love absolutely everything about it.” “The gardens and grounds are definitely a standout feature of the property and have been an absolute paradise for our children,” continues the owner. “They do forest school activities, build dens and camp out in the wood, and they quite literally have acres of space to run around and play in and it’s all extremely safe and secure.

    Teignmouth economic and data profile Included in this profile are recently published datasets, where these are provided for Teignmouth, or for Teignbridge where this is relevant and recent. Additional data may be available from [email protected] upon request to support business cases, where the objective of the case, or bid and bid selection criteria are provided. Indices of deprivation These are reviewed once every four years. Data is provided at the Lower Level Super Output Area (LSOA) which are neighbourhoods of around 1,500-2,000 people. There are 32,844 LSOAs in England and each one is ranked against each other to provide a relative overall position nationally for each neighbourhood. A score of 100% is the least deprived in England and a score of 0% is the most deprived. The index is provided as an overall composite measure of deprivation but is made up of a number of sub-domains, for example income, which are also published alongside the overall index. Often if bidding for national funding pots where deprivation is a factor considered as part of the scoring criteria, the criteria will ask whether the proposed project is in an LSOA that is in the worst 10%/20%/25% in England. Sometimes it can also be helpful even if the project is not within a most deprived LSOA, but is within a mile, or so of them and serves people who live within the most deprived areas to articulate this in the bid. Separately the income and skills domains from the indices of deprivation showing better performing areas can be useful as a proxy of high, or improving levels of income, or skills to articulate to businesses wishing to invest in Teignmouth of the potential market or workforce available.

History in Ashburton Ashburton's unique history is believed to have begun in Saxon times. Finds unearthed in the area date back as far as 3000BC, but there is no evidence of a settlement until 500BC. Its location was most likely chosen for its presence of tin which has shaped the towns history ever since. It was an important centre for the tin trade during the middle ages and in 1305 became one of the four official stannary towns which had special powers to assay the tin produced from the Dartmoor mines. Its importance as the main stannary town peaked in 1515 when nearly 40% of Devon's tin was sold through Ashburton. When the local tin, iron and woollen trades declined in the 17th Century, Ashburton made a living from passing trade on the main road from Exeter to Plymouth and many of the buildings you see today date from this period.
