Description of Sugar Land, TX The city of Sugar Land TX (population approximately 118,000) is one of the best places to live in America…probably because of our family-friendly activities, master planned neighborhoods, tree-lined streets, excellent schools, and reasonably priced homes. Plus, the outstanding shopping, restaurants, parks, lakes, and exceptional healthcare facilities means that we have it all! (Even our own minor-league baseball team: the Skeeters!) Here are a few important facts about Sugar Land that may interest you… Here are a few important facts about Sugar Land, TX that may interest you:  Sugar Land, TX, is located Southwest of , TX. Typically, you can drive to downtown Houston from Sugar Land in approximately 25 to 45 minutes (depending on time of day and the amount of traffic on the highway).  The economy in Sugar Land is healthy with unemployment rate well below the state and national percentages.  Census 2000 figures ranked Sugar Land #1 in growth in the Houston metro area and #1 among the state's 45 largest cities.  Between the new Town Center and , shopping in Sugar Land is great. Excellent Schools Sugar Land schools are known to be excellent. Over half of the 33 elementary schools have a score of 9-10 with Greatschools.org and, likewise, six of the fourteen middle schools score a 9-10 as well. There are eleven high schools serving the area and two score 9s (Clements and Austin) and two score 8s (Dulles and George Ranch). Sugar Land is part of Fort Bend ISD which is an award-winning school district but does not rate as highly as the nearby Katy and Lamar Consolidated ISDs. This is because Fort Bend ISD is much larger than those ISDs and includes many non-Sugar Land schools (like nearby Houston). Almost all Sugar Land schools score 8-10 (the highest scores available) at Greatschools.org.

Quality Homes and Communities Sugar Land is home to the largest number of master- planned communities in the nation. Every community has quality homes and wonderful subdivisions with swaths of green space and community amenities such as club houses, swimming pools, parks, tennis courts, fishing lakes, and walking trails. Well-Maintained and Scenic Public Spaces Because it is entirely master planned, Sugar Land has ample well-designed public spaces, parks, walking- trail systems and tree-lined streets, all of which are held to high scenic standards. Consistently winning awards from Keep Texas Beautiful and the Texas Recreation and Parks Society, Sugar Land also received the inaugural Texas Scenic City “Silver” Certification for achieving the highest level of scenic standards for public roadways and spaces.

Low Crime Rate According to the City of Sugar Land’s website, Sugar Land’s crime rate for 2017 was the lowest on record.  Sugar Land’s crime rate decreased 10 percent from 2016 to 2017. The rate is 50.4 percent lower than the state average and 44 percent lower than the national average for 2016.  Sugar Land’s violent crime rate decreased 22 percent from 2016 to 2017. The rate is 84 percent lower than the state average and 82 percent lower than the national average for 2016.  Sugar Land’s property crime rate decreased 9.5 percent from 2016 to 2017. Sugar Land Demographics Sugar Land recently incorporated Greatwood and New Territory and incrased its population to 118,000. Census 2010 figures ranked Sugar Land the state's 49th largest city in Texas. By race, Sugar Land demographics breakdown is:  44.4% White  35.1% Asian  10.6% Hispanic or Latino  7.3% Black or African American  2.6% Other Sugar Land is a very diverse city. It consists of multiple master-planned neighborhoods, each containing multiple subdivisions. The best way to determine the Sugar Land demographics for a certain area of Sugar Land, is to check the demographics of the middle school to which it is zoned. About Flood Zones Sugar Land is located near the Brazos river and has an elevation of 100ft, therefore, flooding is a potential hazard that needs to be understood. There are also many natural creeks (and Oyster Creek) that run through Sugar Land and could serve as potential flood hazards. However, most of the Sugar Land neighborhoods, that could have potential flooding issues, are currently protected with a vast levee system. Whenever you buy a home in Sugar Land you should obtain a recent survey and flood certificate to notify you if the home is in a Sugar Land flood zone or not. Most homes in Sugar Land do NOT require flood insurance because the flood hazard is considered very small. But if you have concerns, there is national flood insurance available at an extremely low cost ($400/yr) to most home owners. I recommend this for all homeowners living on the gulf coast! Source: http://www.sugarlandtx.gov/DocumentCenter/View/9144 There was a major rain event In Sugar Land on Memorial Day 2015 that produced 10 inches of rain in 8 hours. I contacted friends/clients throughout the area to see if anyone experience flooding in their home...none did. The City of Sugar Land has posted a forum with reports from people throughout the city to see what different areas experienced (read details). It appears that drainage ditches, bayous, and lakes got full and the streets flooded but I didn't find any reports where houses were flooded. Our streets are designed to be lower than the homes and they direct rainfall to the storm drains. If you leave a car parked on a street during a flash flood, it may get flooded, but I have yet heard of areas in Sugar Land where major house flooding has occurred. The levee system here works very well!

What Sugar Land Areas Flooded After Hurricane Harvey? While flood zones are typically rated as 100-year or 500-year, Hurricane Harvey is being described as a an unprecedented, 1,000 year event (read more)! This means that homes that flooded during that once-in-a-life time weather event may never flood again. So let’s keep our wits about us. Investors (who are keeping their wits about them) are flocking to the area to buy homes that others won’t consider…because they know that a home that flooded during Harvey is not an indication of future flooding.

In Sugar Land there were approximately 230 homes in Fort Bend County LID #2 (map shown below) that flooded and 17 homes outside of LIDs. Knowing that LID #2 covers approximately 9,000 homes in First Colony, that means that only 2.5% of homes there flooded during this once-in-a-lifetime, historical rain event.

Millwood at Riverstone The subdivision of Millwood at Riverstone had widespread flooding during Harvey and the residents have filed a lawsuit. So did the street of Falling Briar Lane in Riverstone.

Sienna Plantation According to reports, only about 65 of Sienna Plantation's 7,700 houses flooded...less than 1 percent. It is difficult to determine exactly where the flooding occurred but it seems to be on the southwest side, closest to the Brazos River. >> See Hurricane Harvey event analysis in Sienna Plantation

Summary Again...not all the homes in these neighborhoods flooded! The water got high and some of the roads were flooded for a few days, but this was an unprecedented weather event which is very unlikely to ever occur again. With that in mind, I will say that it will be very important for home buyers to watch out for repaired homes and to make sure they have been repaired properly. And I will also say that there are areas in Houston that are prone to flooding, year after year, and you need to have a local Realtor who knows how to check the flood maps and filter out those areas from your search…like me! And finally, as a resident of the Gulf Coast, you should know that hundreds of homes in the Houston area that are not in high- risk flood zones and had never flooded before during any other flood or hurricane event, did flood during Harvey. So that means…you never know for sure and you had better carry Flood Insurance on your home at all times! In my opinion, a $400/yr flood insurance policy is worth the peace of mind you have from knowing you won’t be financially devastated if a storm sits on top of your neighborhood and drops 50 inches of rain! I don’t know of any areas in the country that can handle that much water…do you? Sugar Land Schools

Sugar Land Public Schools Sugar Land schools are (mostly) in the Fort Bend Independent School District (get more info). This map shows the schools by color codes according to Greatschools.org. By this you can see where the highest scoring schools are located. “The GreatSchools Rating is on a 1-10 scale, where 10 is the highest and 1 is the lowest. Ratings are broken down into three categories: ratings 1-3 signal that the school is “below average,” 4-7 indicate “average,” and 8-10 are “above average.” Ratings for these categories are shown in red, yellow and green (respectively) to help you see the distinctions.”

Most Sugar Land neighborhoods are divided into subdivisions, and each subdivision will have its own tax rate, school zone, and price range. How to Choose the Right Sugar Land Neighborhood for You The average price of a home in Sugar Land is approximately $380,000. If your budget is under $300,000 then you may need to consider a townhome/condo or a bargain property. All Sugar Land neighborhoods have homes with swimming pools, but certain types of homes (for example, a golf course home) can only be found in certain neighborhoods at certain prices. The Comparison Chart (previous page) shows the Sugar Land neighborhoods that contain a specific Type of home by specific Price Range. For example, if you want a home zoned to the highest ranking high schools in Sugar Land (as in Clements, Austin, or George Ranch high schools) and you have a budget of $200-300K, then your options are only New Territory, First Colony, and Greatwood. If you have $400K to spend, then you can afford a home in Avalon, Commonwealth, or Sweetwater as well. Use the following chart to narrow down your list of neighborhood options. *Best Schools: Sugar Land is known for its excellent schools. In fact, most of our schools score 8 or above (on a scale of 1 to 10). However, our two highest scoring high schools are Clements H.S. and Austin H.S. Naturally homes zoned to these two high schools are also zoned to high-ranking elementary and middle schools.

About Sugar Land Master Planned Communities Sugar Land, Texas, is a unique area that consists mostly of "planned communities." We typically refer to these Sugar Land planned communities as "neighborhoods." Most neighborhoods are further divided into subdivisions. There are over 200 subdivisions in Sugar Land! The only exception is Sugar Land's newest planned community/neighborhood: Telfair. It is not subdivided into official subdivisions. Other neighborhoods like New Territory (40+ subdivisions), Greatwood (25+ subdivisions), and First Colony (30+ subdivisions) are divided into many subdivisions. Here's how this happens... When a developer decides to create a planned community, it doesn't develop the entire plot of land all at once. It opens a section or two at a time. Each section typically has 2 to 5 different builders who are building homes within a certain price range. So one subdivision may contain homes in the $200-400K price range, and another may contain homes in the $400-600K price range, and yet another may contain homes $750K and up. So within one Sugar Land planned community you may have home prices from $200K to over $1 million, but they would be subdivided so that you should never see a $200K house next to a $900K house. Also some subdivisions may have different features than surrounding subdivisions such as a water front section, gated section, golf course section, etc. For the larger Sugar Land planned communities you will notice that various subdivisions may be zoned to various elementary schools--and maybe even different middle schools and high schools--all within the same neighborhood. So it is very challenging for newcomers to get a handle on where to live! Another complication is that various subdivisions may have different HOA (home owner's association) maintenance fees...even within the same neighborhood. This is because various subdivisions may have different amenities and features from surrounding subdivisions. For example, Sweetwater is actually an upscale subdivision in the First Colony planned community, but is treated as if it is its own neighborhood. Some of Sweetwater has a constable service, so their HOA fees are higher (up to $1800/yr) than other First Colony HOA fees to cover that extra service. Another example is Sugar Creek where, if you live on Country Club Blvd, the HOA maintains your front yard for you, so your annual HOA fee is higher than homes that are not located on Country Club Blvd.

Yet one more example is Telfair where, if you live in a patio home, your yard maintenance is included in the annual HOA fee as well, and will be higher than the typical HOA fee for that neighborhood. The HOA fees in Sugar Land planned communities (sometimes referred to as maintenance fees) are annual fees that cover the cost and upkeep of the neighborhood's shared amenities such as street lights, sidewalks, common areas, park, swimming pool, tennis courts, etc. There are Pro's and Con's for having home owner associations but if you want to live in Sugar Land, you might as well resign yourself to the fact that you are probably going to have to deal with one because there are very few parts of Sugar Land that are not covered by an HOA. HOA fees are typically paid annually and, as specified previously, they can vary from house to house within the same subdivision, so always check with your real estate agent before purchasing a specific home. These fees can change (slightly) from year to year as well. Some HOAs also have transfer fees (applied each time you buy or sell a home that is within an HOA) that may be paid by either the Seller or the Buyer. There can also be compliance inspections and certificates during home sale transactions, depending on the HOA, which is another cost when purchasing or selling a home. These fees are all typically under $200 each (transfer fee is separate from the compliance certificate fee). You need a good real estate agent who can guide you through all of the requirements during a real estate transaction so you don't end up with a home that hasn't met its HOA compliance, and then have to (unexpectedly) pay more money to get it up to compliance after you move-in! Inexperienced agents or agents from other areas may not know and understand these complicated HOA requirements.

Description Aliana is located on the northwest side of Sugar Land (actually with a Richmond TX address) in Fort Bend County. Starting construction in 2008, most of the 2590 homes (and increasing) in this Neighborhood are Traditional in style. On average, these homes are two-story homes with 4 bedrooms, 3 baths, and approximately 3100sf with 2-car garages, and a median lot size of 8500sf. This newish neighborhood features the luxurious Club at Aliana which has a waterpark style pool, tennis courts, 24-hour fitness center, ballroom, two party rooms, and more! Plus, there is the Westmoor Club, a community recreation center that has a swimming pool and splash pad, 24-hour fitness center, dynamic play area, tennis courts, room rental spaces, and a large gameroom with ping pong table, arcade basketball, foosball, and more. Description New Territory is a large, master-planned community, consisting of over 40 subdivisions, on the west side of Sugar Land TX. Primarily built in the 1990s, most of the 4600+ homes in this neighborhood are Traditional in style with a few Meditteranean homes mixed in. Description Sugar Creek is the first neighborhood (on the left) when you enter Sugar Land from Houston on I-59. Primarily built between 1972 and 1983, most of the 1700+ homes in this neighborhood are Traditional or Colonial in style with a few New Orleans style homes mixed in. On average, these homes are two-story homes with 3 bedrooms, 2 baths, and approximately 2867sf with 2-car garages, and a median lot size of 9365sf. One of Fort Bend's first and finest master-planned communities, Sugar Creek, graciously meanders around the Sugar Creek golf course where the Sugaer Creek Country Club resides. When You Are Ready to Tour Homes When you are ready to tour some homes, then call/text me at 832-779-2890 so we can get you on the calendar and discuss exactly what will be the perfect home for you. As a Katy real estate agent (an expert!) I can narrow your focus and help you find the perfect neighborhood. Or you can send me your perfect home criteria by filling out the form on my website here Once I set up your custom search, then you will start getting home listings via email and you can mark them with Hearts to mark your favorites. A couple of days before our scheduled tour, I make appointments for your Favorite homes and print out the maps, home data, etc. for our tour. On the day of our tour we will meet at my office and then drive the area together so I can tell you about the area and point out various features while also touring homes. This is a great way to find your perfect home!
