MINUTES PLANNING BOARD SITE VISIT JUNE 5TH, 2014

1. CALL TO ORDER: The Vice Chairman, Mr. Lunt called the meeting to order at 6:00 PM.

2. ROLL CALL: Regular members present were Curtis Lunt, Dan Nezol, Karin Paradis, Tyler Golletti, and Richard Long. Also present were Amanda Bunker; Town Planner, Dennis Douglass; Code Enforcement Officer, Tracey Steuber; Economic developer, Curt Nufeld representing Sitelines, PA and one member of the public, Don Fellows.

3. CHAIR’S REVIEW OF MEETING RULES:

The Chairman gave a brief overview of the site visit rules.

4. UNFINISHED BUSINESS: SUBDIVISION REVIEW APPLICATION

Case # 14-5 Applicant: Premier Development, LLC Property Location: 177 Lisbon Street, Lisbon, ME 04250 Tax Map: U21 Lot 6 Zone: Commercial Intended Use: 12 lot subdivision

Curt Nufeld gave a brief presentation and layout of the land. Smaller lots have been designed to make the property more marketable to business uses such as restaurants, offices, landscape companies... Curt Nufeld informed the audience that the State has received the required application package for Site Plan approval. He expects an answer soon. Curt Nufeld pointed out the esplanades and the care given to manicure them professionally. Discussion between PB members and Curt Nufeld on how to stabilize the water tower hills steep grade. Tiering the grade was one possibility. Curt Nufeld gave a summary at the end of the Site Visit:  Show the maximum allowable lot coverage on the set of plans to be presented at the public hearing.  DEP Plan Review for each lot as it is to be developed.  Adjust setbacks on rear property line abutting Town and Country Park.  Show retaining wall on plans to be presented at the public hearing.  Add note in regards to stabilizing the "water tower" hill on plans to be presented at the public hearing.  Call out the well head zone 1 and 2 line on the plans.
