POSITION SUMMARY

The Manager, Mechanical and Electrical Systems will oversee the successful delivery and implementation of a broad spectrum of construction and maintenance services and solutions to the multi residential market. The successful candidate will take ownership of all aspects of business unit delivery including planned and preventative maintenance, construction programs, services and financial viability. You will develop business unit practices and methodologies to maximize margins by fostering partnerships, risk sharing and staff development.

This position will develop and market service offerings, supervise programs and staff, and work in a cross-functional service environment while supporting corporate goals of satisfying customer needs through quality, cost-effective, market competitive, service delivery.

RESPONSIBILITIES

 Develops business and work plans for business unit which support and link to hsi corporate plans, direction and vision  Directs business improvements and innovations that move the business forward  Establishes relationships and partnerships with staff, service providers, stakeholders and clients  Develops streamlined business processes that increase revenue and promote risk sharing  Leads and resolves complex contract management and service issues to successful outcomes  Maintains market awareness and develops service profiles  Plans and manages the business unit’s budget including the allocation of assigned resources, budget planning, analysis and forecasting  Provides annual and monthly budget forecasts for services and expenditures to hsi finance teams  Researches and sources markets on various products and services and evaluates price metrics through leveling exercises  Participates and leads negotiations in capital planning and budgeting priorities with TCH and external clients  Leads complex maintenance and construction tenders and bid opportunities to external markets through sound estimating, quoting and bidding practices, including calls for Tenders, RFQ’s & RFP’s  Manages service partners by developing service-level, operating-level and partnership agreements  Sources and establishes new business opportunities in strategic markets  Develops scope of work and specification formats for clients  Evaluates tenders through procurement process on cost, capacity, performance and deliverables  Manages and ensures contract compliance, specifications and performance expectations are delivered to clients  Leads, manages and mentors a diverse group of unit supervisors, support and service staff  Contributes to the corporate development of metrics and measurement tools for performance  Provides technical support and information to TCH, external clients, sales account managers, client care centre, consulting firms, engineers and other business units

QUALIFICATIONS

 University degree, College diploma or trade certification in Mechanical Engineering (or other relevant discipline), or equivalent work experience in overall facility management of mechanical systems  Minimum 7 years extensive job related experience  Extensive practical experience in preventative maintenance for ventilation and exhausts systems, heating/hot water systems, chillers, air conditioning, furnaces, P - TACS, fan coils, electrical, themography, booster pumps, sump pumps, drain & plumbing, pressure vessels and associated repairs/maintenance  Good technical knowledge of the theory, principles and practices of site service, construction and maintenance  Experience in mechanical systems design and maintenance of legislative requirements for upkeep and inspections  Knowledge of gas code and electrical code application and practices  Experience and extensive knowledge in mechanical systems design, planning, construction and maintenance including replacement of mechanical equipments  Knowledge of federal, provincial and local regulations and legislation (i.e. Building Codes, Occupational Health and Safety Act, Construction Lien Act, etc.) and TCH policies and procedures  Familiarity with budgeting in order to establish economically viable maintenance programs and to evaluate financial impact of new measures  Knowledge of contract administration in order to resolve contract problems  Analytical skills to identify problems and areas requiring study to recommend appropriate procedures  Excellent communication skills (interpersonal, oral and written) in order to liaise with staff and prepare reports  Experience with microcomputers and software packages such as Microsoft Word, Excel Microsoft Project, etc.
