1. This permit is for an antique store in the C-S-C Zone. A building location survey was submitted which does not provide all the required information needed per Section 27-254 of the Zoning Ordinance. Therefore a site plan must be submitted in accordance with Section 27-254 of the Zoning Ordinance. This site plan must provide all parking and loading drawn to scale, a parking and loading schedule that calculates all uses in the building by unit number, square footage, the zone of the property was well as all adjacent properties, gross floor area of the building, etc. 9/10/12 – The applicant submitted a copy of the site plan approved under 4674-78-CGU. 2. Permit 4674-78-CGU was approved for a large addition to the building. However the building dimensions on the approved site plan do not match the building dimensions on the survey. Also this plan does not indicate the total gfa of the building, required loading, or the location of multiple units which is why an accurate site plan must be submitted.9/10/12 – The applicant submitted a copy of the site plan approved under 4674-78-CGU. 3. The 37’ x 60’ portion of the building facing Livingston Road with parking to the north predates October 1970. Therefore these “existing” spaces to the north may be dimensioned at the grandfathered size of either 9’ x 22.25’ or 10’ x20’. The parking that was added with the addition in 1978 must comply with the parking and landscaping requirements in effect at that time as approved under permit 4674-78-CGU. 9/10/12 – The applicant submitted a copy of the site plan approved under 4674-78- CGU. 1. The revised plan had been drawn at an architectural scale. The site plan must be drawn at an engineer’s scale. 12/11/12 – The plan has been drawn at a 1:10 scale (not 1:20) as indicated on the site plan. This must be corrected. 1/3/13 – Per revised plans this comments is still outstanding. The plan scales 1:10, not 1:20 as indicated on the site plan.1/14/13 – Per revised plans this plan is not drawn to scale, not 1:10 or 1:20.1/17/13 – OK per revised plans.

2. The zoning and total area of the lot must be provided on the site plan.12/11/12 – OK per revised plans.

5. The width of the drive isle along Fort Washington Road accessing the 11 parking spaces must be provided on the site plan as well as the drive isle accessing the large parking lot.12/11/12 – OK per revised plans.

6. The parking schedule must include the number and types of the parking spaces provided.12/11/12 – Per revised plans the dimension of the parking space for the physically handicapped must be provided in the parking schedule. 7. The parking for the storage area of the liquor store must be included in the overall parking requirement for the liquor store and not calculated at a warehouse ration (total gfa is 7057 s.f.). The normal parking generation is one space per 150 s.f. for the first 3000 s.f. of gross floor area, then one space per 200 s.f. gross floor area for the remainder. I calculate that 40.2 spaces are required for the liquor store and 4.2 spaces are required for the antique store. Forty five spaces are required. 12/11/12 – OK per revised plans.

8. The 4 parking spaces in front of the liquor store antique store are existing pre 1970 parking spaces and must be dimensioned at either 10’ x 20’ or 9’ x 22.25. No compact parking space may be shown because it would be reviewed under current requirements of Part 11 which does allow for parking accessed directly off the street with a 22 foot back up. 12/11/12 – Still required per revised plans. These 4 spaces must be dimensioned at either 10’ x 20’ or 9’22.25’ because they were existing space prior to 1970. 1/3/13 – OK per revised plans. 10. The 4 angled 10’ x 20’ parking spaces adjacent to the antique store must be dimensioned in accordance with Figure 58 with degree provided.12/11/12 – OK per revised plans.

12. The parking space closest to Fort Washington Road in the row of 8 parking spaces does not appear to be 9.5 feet in width. 12/12/12 – Per revised plans the width of this parking space has been dimensioned at 9.5 feet in width, however the length of this space must still be provided (only one side of the parking space has been drawn/dimensioned on the site plan). 1/3/13 – Per revised plans this comments is still outstanding. The last parking space is still missing the second side. 1/14/13 – OK per revised plans.

13. Compact parking spaces were not shown on the original plan but may be shown since they are within the area of the new parking. The method of identifying the compact parking spaces must be provided on the site plan. 12/11/12 – Still required per revised plans. 12/11/12 – These additional comments were generated after the review of revised plans:

1. The width of the two way drive isle in between the 8 parking spaces and 6 compact parking spaces must be 22 feet for the entire drive isle. It appears that 22 feet may not be provided at the south most part of the row of parking spaces. Twenty two feet was clearly provided in this area per the approved 4674-78-CGU because all the spaces on that plan were 90 degree spaces. Per this revised plan the row of 8 parking spaces are slightly angled and should therefore be dimensioned in accordance with Figure 58, just like comment 10 above. 1/3/13 – Per revised plans the 8 angled parking spaces must still be dimensioned in accordance with Figure 58. The drive isle between the row of 8 spaces and 6 compact is now 22 feet, however the other drive isles have been reduced in width and must be a minimum of 22 feet. 1/14/13 – Per revised plans this comment is still outstanding. The revised plan is not scaling 1’=10’ per the scale provided on the plan. Therefore I cannot scale the driveway widths to verify the revised widths provided. Also the 15’ 6’ driveway accessing the 2 rows of compact spaces must be a minimum 22 feet in width, which was provided 4674-78-CGU. 1/17/13 – OK per revised plans.
