Whereas the Lessor is the absolute owner of Premises bearing No.______,______situated at ( write Area/Street name), (Write the City/Town name) which is more clearly described in the schedule hereunder and herein after referred to as the “demised premises”.

Whereas the Lessee has requested the Lessor to grant lease of the said demised premises for ………...………………………( Fill the purpose for which it leased) and the Lessor has agreed to lease out to the lessee for the same, on the following terms and conditions. Now the Agreement Witnesseth as follows:

A. In consideration of the rent hereinafter reserved and all the covenants and conditions hereinafter contained to be observed and performed on the part of the Lessee, the Lessor does hereby grant lease of the “demised premises” together with the appurtenant land/space, the rights to make use of entrances, passages, stair-cases, landings belonging and pertaining to the said premises unto and to the use of the Lessee for a period of Eleven months commencing from 1st January 2017 by paying unto the Lessor during the said period a rent of Rs…………………./-(Rupees ………………………………only) per month. The Lessee shall pay the rent regularly on or before 5th of every current month.

B. The Lessee has paid refundable interest free deposit of Rs………………… /- (Rupees …………………………….. only) on the date of executing this lease agreement by way of cheque bearing No.______dt ______drawn on ______branch the receipt of which the Lessor hereby acknowledges.

C The Lessee hereby further covenants with the Lessor as follows:

i) Lessee would pay for the charges of consumption of electricity, water charges direct to the concerned authorities as per bills received by them and provide the original receipts to the Lessor on regular basis along with rent.

ii) That the Lessee would permit the Lessor his/her authorized representatives to enter upon the demised premises at all reasonable times for the purpose of inspection of the demised premises, as and when necessary.

iii) That subject to the Lessor's covenants, the lessee shall keep the interior of the demised premises in good order and condition however subject to reasonable wear and tear and attend to minor repairs, such as fuses, leakages of water taps, etc.

iv) That the Lessee is permitted to erect temporary structures and equipment to facilitate it’s business operations at their own cost without disturbing or damaging the premises in any way.

v) That the Lessor or Lessee shall be entitled to terminate the lease at any time or renewed term of the lease upon serving three months notice in writing of its intention to do so.

vi) That the Lessee shall deliver the demised premises to the Lessor on the expiration or earlier termination of the lease in accordance with the covenants and conditions herein contained.

vii) The Lessee shall not carry on any business which is prohibited under Law and shall not allow the demised premises to be stored with prohibited articles/goods.

viii) The Lessee hereby undertakes to deliver peaceful, vacant physical possession of the demises premises in as good a condition as it was when handed over to the lessee subject to normal wear and tear, on termination of this Agreement by afflux of time or sooner termination of the term hereby agreed.

D. The Lessor hereby covenants with the Lessee as follows:

i) That the Lessor represents and warrants that he/she is fully entitled to execute this lease deed and that he/she will hold the Lessee free and harmless of any demands, claims, actions or proceedings by others in respect of quiet possession of the demised premises.

ii) The Lessor, his/her authorized agents shall acknowledge and give valid and duly stamped receipt for the payments received

E. It is hereby mutually agreed as follows:

i) That the Lease may be renewed for further period on the mutually agreed terms and conditions in writing. ii) Any notice to be served on the Lessor or Lessee shall be deemed to be property served if the notice is sent by registered post to the respective addresses mentioned hereinabove. F Arbitration clause: Parties herein unconditionally agree that in the event of any dispute or difference of opinion, of every description, arising out of this agreement, the same shall be referred to “Quick Justice India” (A Charitable Trust) for appointment of arbitrator/s or conciliator/s as the case may be and the award passed by arbitrators, so appointed, shall be final and binding on the parties herein.
