St. Anne Church in Seal Beach Job Description: Custodian & Maintenance Worker

Position Summary: The position requires a person that has a good attitude and flexible work schedule to keep St. Anne’s Campus grounds and facilities operating as they were designed - safely, effectively and efficiently to serve the needs of the Clergy, parish personnel, and parish community. The person selected will have the personality, education, experience, skills and physical stamina to keep the Campus facilities clean and operating properly. Under the direction of the Parish Office Manager, the O&M person shall develop daily, weekly and periodic work schedules for operation and maintenance of the Campus facilities and preparations for Campus events. A record will be kept of daily activities, both routine and periodic.

Reports to: Parish Office Manager.

Classification: Non-exempt.

Work schedule: 40-hour week, generally Monday through Friday, 8AM to 5PM. This position also requires some flexibility on an as-needed basis to prepare for Campus events.

Duties and Responsibilities: This position involves responsibility for the maintenance, cleanliness and minor repairs of the Campus facilities including the Church, Parish Center, Parish Hall, parking lot, and the two adjoining housing units. In addition to planning for all maintenance work, this person daily performs a variety of facility and equipment cleaning, as well as minor gardening, and maintenance and repairs including painting, carpentry, plumbing and minor electrical. Must complete the following tasks:  Daily electronic input of work performed and summary of completed scheduled tasks including the work done by outside help and third-party vendors.  General outside cleanup, public bathroom inspection and cleaning, yard and parking lot trash pickup. Empty all trash containers. Conducts sweeping and cleaning of paved gathering areas, sidewalks, and patios as required. Does minor gardening.  General inside cleanup of Church and Parish Hall: empty trash containers, clean restrooms, vacuum carpeted areas, mop kitchens and baths, dust mop solid floor surfaces; clean and dust counters, window sills, doors and windows.  Secures and stores all cleaning supplies and equipment. Uses only OSHA and parish approved cleaning products and equipment. Takes special care to use only approved cleaning products and cloths for computer and electronic equipment.  Conducts and/or assists with a variety of installations, repairs and renovations to buildings, including but not limited to: painting, electrical fixtures and switches, plumbing, and carpentry. Completes minor repairs, light bulb changes and touch-up painting. Informs Parish Office Manager of major repairs and replacements needed.

Qualifications: Must have a high school diploma or G.E.D. and a valid State driver’s license. Must be 21 years old or older. Candidate must have knowledge and experience with the procedures, practices, tools and equipment used in the operation and maintenance of public service facilities and grounds. Must possess the ability to:  Move, load, and unload bulky supplies and equipment weighing 35 pounds or more.  Work independently without direct supervision.  Walk long distances around the campus; bend, stoop, squat and reach; climb ladders safely.  Make necessary judgments related to emergency and safety matters.  Have familiarity with cleaning/janitorial equipment and supplies and their safe use.  Have the ability to work in coordination with parish volunteers as well as third-party vendor personnel.  Have the ability to operate a computer and smart cell phone.  Have the ability to maintain confidentiality of all office records that may be accessed during course of work.

Certificates, Clearances & Licenses: Diocese’s required background check, fingerprint clearance, TB clearance, valid State driver’s license and car insurance, and valid employment work status.
