The Means JOCWorks Software is a very robust program containing three applications within one product, Cost Estimating, Program Management, and Document Management. The product is capable of estimating and managing any construction project and delivery method, although it has been developed to the specific requirements of the Job Order Contracting (JOC) delivery method. Therefore, the user of JOCWorks will find flexibility in handling coefficients, a fixed unit price book with a separate data file for handling non-pre-priced items, and reporting those pre-priced items separately.

The Means Price Book has been reorganized so that all costs related to a construction task are found in one place, i.e., the demo line, the replacement line item, and modifiers to a line item are located in the same section of the unit price book. This organization of the data insures that tasks are not overlooked, as well as improving the productivity of the estimating process. The RS Means data is provided in both book description and full character descriptions. There are multiple search engines to easily find construction tasks in the Means data library; by Book Index, Keyword, Favorites, or by the CSI nomenclature, and the user can add their own words to the Index.

JOCWorks supports importing and exporting of a secured estimate file format. The software is capable of importing the contractors estimate and completing electronic comparisons and technical evaluations; this is a tremendous tool for better managing and expediting the work order negotiation. The software is capable of handling multiple co- efficients and contractor markups within a project.

The software supports estimate line item notes and takeoff both manually and on-screen via the receipt of electronic drawings. The database contains all of the line items found in the RS Means bound volumes, to include all Reference information and graphics. The software has program management functionality, as the management of multiple projects is as important as the preparation of the cost estimate. The program also has a document management capability so all project documents such as the scope of work, contract documents, permitting documents, etc., are stored in one location.

The software is a file server application supporting a concurrent user working environment. This means that the software can be used at any one-time by only the numbers of users established by the licensing agreement, yet the software is accessible by as many users as the client deems to have access. The software is sold on an annual subscription basis, with delivery of the product via download link in the first two weeks of the year. It must be renewed annually. Renewals include the annual update to the construction cost data.

The software has a reports library with the capability to format the reporting output, thus allowing the user to customize report formats. Means also offers customized report programming. The software is able to export to the Microsoft ™ Excel and Adobe™ PDF file types.

There are three versions of JOCWorks: Basic and Advanced designed for contractors, and Pro designed for facility owners; the Basic version is limited to the estimating function, does not include eTakeoff functionality, and lacks some of the advanced estimating features of the Advanced version. The Advanced Version (contractor’s version) has the ability to perform an Audit of the project estimate history. Typical installations are standalone installation, single user where the program and database files are installed on that standalone computer. Server, terminal, and Citrix server installations are when the program and database files are installed on the server and shared via a desktop icon with the networked computers.
