POST TITLE: Cobalt Plus-Environmental Operative –gardening specific

GRADE: 3/4

DEPARTMENT: PROPERTY SERVICES

PURPOSE OF THE JOB

To deliver an all-encompassing quality neighbourhood Environmental and Gardening Service, assisting if required in the delivery of the Response Repairs, Voids and Planned Maintenance Programmes while maintaining an excellent level of Customer Service.

DUTIES AND RESPONSIBILITIES

1. To work as a member of a team to deliver a comprehensive environmental service to Cobalt’s tenants and relevant parties in accordance with the relevant Key Performance Indicators and targets set, including ensuring the upkeep and enhancement of Cobalt owned areas, houses, gardens by reporting repairs, clearing fly tipping, and undertaking street works as required.

2.To carry out numerous gardening duties to individual gardens, requiring a minimum amount of supervision, including but not limited to lawn soil maintenance and cultivation, digging, forking, mulching, watering, raking, weeding, edging, pruning, turfing, bed preparation planting, litter and leaf clearance.

3. The use and maintenance of hand tools and light machinery, including but not limited to cylinders, rotary mowers, hedge cutters, bush cutters and strimmers.

4. To undertake minor landscaping works and various ground maintenance tasks to specified sites and individual properties within a specified target time and a required standard.

5. To assist in the delivery of the response repairs, void and planned maintenance programmes by carrying out minor void, response repairs and planned works were applicable including but not limited to clearing out properties.

6. To attend site, sectional and inter-departmental meetings, maintain records and information. Provide advice to customers and Cobalt officers in matters relating to the work area of the post holder. To undertake correspondence with internal and external customers and agencies.

JD – Cobalt Caretakers 19/2/13 Page 1 of 4 7. To maintain close relationships with inter-departmental functions of Cobalt to ensure a uniform approach to the caretaking, repair, maintenance and improvement functions for Cobalt tenant.

8. to input and retrieve information from relevant computer systems as required, raising necessary orders and undertaking amendments and enquiries.

9. To identify and report issues/incidents relating to environmental improvements, crime, ASB prevention, community issues and housing management.

10. Ensure a customer focused approach to all aspects of the work, particularly when working with vulnerable and elderly tenants with strong commitment to continuous improvement.

11. Working within a team to assist in the allocating and monitoring of the services to ensure KPI’s and VFM are met, working within the team to ensure all equipment is kept in working order identifying and addressing issues and concerns -reporting any issues to the Environmental Supervisor and Services Manager were applicable.

12. Ensure that your own work and the work of others in relation to the caretaking service meets expected performance criteria in terms of policy, procedure, legislation, standing orders, financial guideline and constraint relevant to the work of the department.

13. All employees are required by Section 7 of the Health and Safety at Work Act to take reasonable care of their own health and safety and that of others who may be affected by their acts or omissions. 14. To undertake any such additional duties that is reasonably commensurate with the level of this post. Qualifications D Educated to GCSE standard, or equivalent A/C D Training in use of machinery A/C D City and Guilds in the Use of pesticides A/C Competencies

E Demonstrate a desire to learn and succeed within a I service environment particularly a customer focused approach. E Demonstrate an ability to develop and maintain I positive and co-operative working relationships
