About the Organisation

Fizzy Living is an exciting new residential property business. We offer good-quality rented accommodation, in easy-commutable locations, and a management service that makes life simple. Our target market is the Rentysomethings – the young professionals, who are switched onto London-life, social-media and convenience lifestyles.

We’re building a portfolio of residential properties, with operational buildings in Epsom, Poplar, Canning Town, and Stepney Green. We also have two buildings under construction in Lewisham and a site for development in Finchley. Future developments of between 65 and 150 apartments will follow.

The Fizzy Living portfolio is funded by way of a £200m investment through a commercial subsidiary of Thames Valley Housing Association, with a major overseas investor. It is planned to grow the portfolio to over 1,000 units in the next two years.

About the Role

You’ll be the person who will lead on fulfilling our sales targets, by generating enquiries about our properties and converting that interest into rentals.

The role is based in a dynamic environment and we don’t want to be too set in stone about what you have to do, but the key areas of responsibility are:

Delivery of Fizzy Sales Strategy We have several sites up and running already and have plans for many more. You will be leading our sales strategy, working with the Managing Director and Acquisitions Manager to:  Plan and deliver Sales and Marketing Strategies for new buildings

 Plan and deliver Sales and Marketing Strategies for re-lets

 Ensure marketing initiatives fall within budget

Know Your Market and Competition We’re aiming at the ‘Rentysomething’ community, so it is vital that you;  Understand ‘Rentysomething’ demographics, aspirations and design trends

 Monitor relevant markets, particularly competitive properties

 Together with the Investment Manager (IM), track rent growth, vacancy trends, local markets and turnover through monthly reports  Deliver, together with the IM, the monthly local market competition price check (SOP)

Marketing Campaigns You will be responsible for both the on-going marketing of relets across the portfolio as well as specific marketing campaigns linked to the launch of new buildings. This will require;  Researching optimum media for Fizzy product

 Planning and managing a detailed marketing budget to cover the campaign

 Hiring and managing extra resources as required (sales staff, media etc)

 Analysing Response/Source/Conversion/Visit/Deal statistics (daily for weekly report)

 Refining Marketing to achieve optimum response rate

 Delivering sales to exceed Void rate KPI

Prospective Resident Follow Up Converting interest into tenancies is vital to ensuring Fizzy meets its financial goals. Working with the onsite Bobs and the Regional Property Managers you will be responsible for;  Executing leases at or above target rents

 Training sales staff in standard Fizzy procedures

 Implementing enquiry follow up procedures to maximise conversions

 Delivering local market intelligence to inform the sales pitch

 Arranging and managing viewings

 Managing enquiry statistics and relevant local market variables

 Managing Sales Targets for each employee

Reversions Every apartment in the portfolio will provide an opportunity each year for a rent reversion, and it will be your job to manage this process.  Together with the IM, maintain a live database of all renewal rates

 As each renewal approaches, confirm lease extension rate and lease renewal rate

 Ascertain 2 months prior to lease end date whether the tenant is leaving or staying

 If lease is not to be renewed, commence marketing

 If lease is not to be renewed, advise RPM to schedule void repairs and clean

Assisting the Managing Director in developing and growing the Fizzy Living brand. This will involve being a brand ambassador with investors, possibly assisting with new business pitches, and evaluating new opportunities.

Carrying out such other duties that are within the capacity of this role as and when required by the Managing Director About You

Here’s a snapshot of what we think the right person for the role will look like:

Knowledge and Experience

 Experience of working in the private property sector in a senior sales or rentals role

 Experience of delivering successful marketing programmes.

 Experience of directing others to sales successes.

 Experience in analysing and assessing local markets to maximise potential interest in our product

 Knowledge of social media skills

 Knowledge of Housing legislation and Assured Short-hold Tenancies.

 Educated at least to A level or equivalent.

Skills

 Sales and Marketing skills.

 Leadership and management skills.

 Organising and planning skills.

 Full driving licence.

 A good range of IT skills – including MS Office (particularly Excel).

 Ability to work to tight deadlines.

 Flexible self starter

Terms and Conditions Job Description: Head of Sales & Marketing Responsible to: Managing Director, Fizzy Living Responsible for: Sales and Marketing

 Competitive salary, commensurate with skills and experience brought to the role.  Sales Commission paid monthly on results  25 days pa annual leave.  Working pattern – 37.5 hours pw, to include evening + weekend cover on a rota basis.
