FRANCONIA PLANNING BOARD August 12, 2013

Members Present: Brian Williams, Dick Reinhold, Mark Hesler, Lydia Cumbee, Thad Presby, Ted Hoyle, & Mary Grote

Other Attendees: Peter Grote, Tom Smith, Jack Ernsberger

A regular meeting of the Franconia Planning Board was held on Monday, August 12, 2013 at the Franconia Town Hall. The meeting was called to order at 7:00 PM.

7:00 Chris Clark – No Show

Mary Grote recused herself from the Board as the next agenda item pertained to her personally.

7:15 – G. Peter & Mary Grote LLA Public Meeting. The public meeting was opened and Tom Smith surveyor representing the Grote’s presented a map and proposal to do a lot line adjustment on 3 existing lots to change lot size and to gain 200 feet of road frontage for driveway access. Currently the three lots are 16.79 acres. 25.66 acres & 4.75 acres with the proposed LLA the non-conforming lot of 4.75 acres would then become 10.2 acres and the other 2 lots would change to 8.9 acres & 28 acres. The Board reviewed the checklist for LLA and all conditions were met satisfactorily. Thad Presby made a motion to accept the LLA as presented. Lydia Cumbee seconded and the motion carried in the public meeting to accept the LLA.

7:25 – Public hearing was opened and Brian Williams made a motion to accept the LLA as presented. Lydia Cumbee seconded and the motion carried in the public hearing to accept the LLA.

7:30 – Jack Ernsberger met with the Board on behalf of the Profile Club to review a plan for demolition of the existing building and showed plans for the construction of a new building which will be built in the same place as the existing building which is approximately 2500 sq ft. The new building will be 3200 sq ft. Built on a slab and remaining one level. The hope is to demolish the existing building in October pouring slab and getting it framed in so it can be worked on during winter and ready for the Spring season. Most of the monies to fund this new building have come from the members. Jack was anxious to make sure that all of the bases were covered within the town before the project gets underway. The Planning Board was in favor of the new building and didn’t foresee any problems. They encouraged Mr. Ernsberger to contact Allan Clark the building inspector and Rick Gaudette the Fire chief. They also told him to get building permit from the Board of Selectmen. Mr. Ernsberger asked if a demolition permit was needed. The Planning Board did not know of one but encouraged him to ask the Selectmen’s office. They were also going to offer the demolition up to fire department if they were interested in using It for training. Ted Hoyle said he would ask the fire department about that and get back to him. The Board thanked Mr. Ernsberger for coming in and wished them luck on the new building.

Meeting was adjourned at 8:05 PM.

Next meeting is scheduled for August 26th.
