EXPERIENCE SHAY BUILDERS, LLC, New York 2009 – PRESENT Principal  Acquired a steel building dealership to secure additional commercial work during the distressed residential market. Developing agreements with private customers and bidding jobs including a 70,000 sq. foot sports facility and a 270-unit townhouse project in the planning stages.

CHILBERG CONSTRUCTION, Vero Beach, FL 2007 - 2008 Director – Operations & Field Management (Left due to family illness in New York)  Recruited by owner to upgrade operations, improve product quality and provide management oversight of project managers, estimators and field supervisors while ensuring quality control operations.  Projects included banks, strip malls, schools, rehab center, stores and custom beach front homes.

SHAY BUILDERS, LLC, New York 1994 – 2007 Principal - Design/Build Speculation Projects (2000-2007) Redirected company to a design/build firm, utilizing architectural design and business management skills to develop unique high-end residential homes in prime locations that maximized capital gains. Developed several projects on speculation including waterfront, golf course community, and a ski resort. Stratton Vermont Ski Resort (3-year project / Purchased for $225K – Sold at $1.4 million)  Based on IntraWest Corporation’s purchase and intended expansion of Stratton Mountain, purchased and completely re-built a mountain-top home (worst in best neighborhood) into an upscale Vermont farm style home complete with high-end finishes and an adjacent 3-bedroom guest house. EXPERIENCE SHAY BUILDERS, continued…. Sedgewood Club (2-year project / Purchased for $450K – Sold at $1.45 million)  Invested in a private club that was being readied for sale (one original owner to individual homeowners), helping rebuild property infrastructure including roads and a lakefront clubhouse.  Built a lakefront home and purchased mountaintop land - cleared, prepped and BOHA approved.

Melbourne Beach Waterfront Project (1-year project / High & Dry Site / Sold for $1.1 million)  Designed and built a Mediterranean-style home with exact details in an high-end neighborhood on a rare type of Florida site - 6’ above road / 12’ above water.  Project included highly customized finishes and required specialized design techniques for a hurricane home which included no-vent roofs, no leak, soy foam insulation, hurricane glass etc. Principal, Owner’s Rep - Historical Restoration Projects (1994-2000)  Major projects include the historic restoration of a c. 1800 Federal-style horse/farm estate, a 10,000 square foot expansion and historic restoration of a William Randolph Hearst estate, “Snow Hill Farm” in North Salem and a complete design/build estate project, “Turkey Hill Lodge”, located in N. Salem, NY.

WOODWORK & SCAFFOLD COMPANY, New York, NY 1992 – 1994 Senior Operations Manager—Architectural / Interior Woodwork Division (2-year agreement) Project Manager—Scaffolding Division (NYC’s largest architectural-interior & scaffold company)  Provided management oversight for manpower and staffing of union carpenters, conducted foreman training, interacted with local unions and coordinated with national and worldwide woodwork companies on scheduling, deliveries, and shop details.  Within one week of being hired, asked to manage the country’s largest architectural woodwork project.  Based on success in Architectural Division, asked by president/owner to evaluate the Scaffolding Division’s troubled operations. Credited with completely turning around operations, making the division safe, efficient, and profitable.

SHAY BUILDERS, LLC, New York 1986 – 1992 Principal, Owner’s Rep - Retained by F100 company executives to manage major private estate projects  Secured referrals for several renovation, expansion, and new construction projects on the estates of high net worth clients in New Canaan, CT. Projects included a Silo conversion w/bridge attached to home; historic colonial home addition; colonial to contemporary design; barn home building and home framing.
