Essential Elements

Credential: General Knowledge in Plumbing, Electrical, and General Maintenance required.

Education: High School diploma plus, or equivalent; formal apprenticeship or Training within specific matter.

Experience: Five to Seven Years

Other Essential Training and Skills: State Driver’s License without any major violations within the past 2 years, Communication Skills, Computer

Scope Work is performed within directions provided by the Property Manager and will report directly to the Property Manager.

Customer & vendor contacts are a routine component of the job with interactions being friendly & professional while representing the Association in a professional way.

Knowledge of the Association Rules, policies and guidelines are required and will be provided with training.

Job duties are occasionally confidential. Most activities are non-confidential but occasionally require furnishing and/or obtaining confidential information. Primary Duties

 Establish relationships with all vendors & contractors.  Along with the Manager supervise vendors & contractors.  Coordinates with Contractors for major work in the Community.  Acts as the central communications point for the Maintenance Department.  Routine Maintenance for the water/drainage system.  Water Leaks – Handle all Leaks associated with the common property. This may require contracting a plumber and after hours work.  Maintain Grounds – Pick up litter, trim trees, contract areas where needed (through manager)  Maintain inventory list.  Streets and Sidewalks – Inspect sidewalks for cracks and damage. Perform repairs as needed. May need vendors to do repairs.  Signage – Check all signs for damage and repair or replace.  Work with Manager in preparing specifications for maintenance contracts.  Lighting and Electrical – Perform monthly streetlight inspections. Maintain all common lighting.  Purchase supplies and equipment as needed.  Maintain blueprints.  Other jobs as needed.
