Agreement is hereby made by and between the above named Lessee and Owner and is conditional upon the rules and regulations herein: 1. Occupancy of the cottage is restricted to the above noted capacity, not including young children in cribs. Cottage is rented to family groups only. 2. Lessee agrees to assume financial responsibility for any damage to cottage or its contents (other than normal wear and tear) during the period of occupancy, and further agrees to leave the cottage in as good or better condition as when found. Lessee further agrees NOT TO PLACE ANY LONG DISTANCE TELEPHONE CHARGES on cottage phone. All long distance calls must be charged to credit cards, pre-paid cards or collect. 3. Owner shall not be liable for circumstances beyond its control including MECHANICAL FAILURE AND INCLEMENT WEATHER. Mandatory hurricane evacuating will be refunded proportionately. 4. Owner shall maintain and make necessary repairs to the said premises and appliances contained therein as expeditiously as possible after being notified of the needed repair. Owner shall have the right to enter said premises to examine the same to make such repair as deemed necessary for the safety or comfort of occupants. Call Glenn Kelly (804)-364-2623. Emergencies during day call (804)-627-1972. 5. Cancellation or transfer of confirmed reservation shall be subject to cancellation fee of $50.00. No refund shall be made until the canceled period is re-rented. At such time as the canceled period is re- rented, a refund, less the $50.00, shall be made. If the canceled period cannot be re-rented, ALL MONIES SHALL BE FORFEITED. 6. Damage/Security Deposit of $200.00 is required. Your $200.00 security deposit will be returned in full within 30 days as long as no unnecessary phone charges, damages, late departures, or failure to return two key sets occurs. 7. Rental deposits are place in an interest bearing account and any interest earned by the deposit shall belong to the Owner. 8. CHECK-IN TIME 2:00 P.M. SUNDAY, CHECKOUT TIME IS BEFORE 10:00 A.M. SUNDAY 9. No pets allowed. If violated, lessee stands liable for eviction. 10. BALANCE IS DUE THIRTY (30) DAYS PRIOR TO YOUR CHECK-IN as noted above. This may be in the form of a personal check, money order, certified check, or cashier’s check. If balance is NOT RECEIVED THIRTY (30) DAYS PRIOR TO CHECK-IN, THE RESERVATION IS CONSIDERED CANCELED and we will make all attempts to re-rent the cottage subject to the cancellation fee as noted above.
